 Condo car park

Wish to get opinion about condo car park as most of people prefer lower floor car park. How about those condo project with basement and also above ground car park, any pros and cons? For example B4 vs 8th floor car park, both are also 4th floor away from ground, are they the same?

higher floor car park is okay as long as there is shortcut ramp to your parking floor and no need to make so many turn/round to get to it.

the place i currently stay at,

carpark at Level 4M1.

to get to there, i need to go through M>1>1M1>2>2M1>3>3M1>4>4M1

thats 8 ramp and 8 turn i need to go through, stupid developer.

Unless you're talking about prime area, which the land cost is too high which the developer need to spend a lot of money to do basement carpark and maintenance for basement carpark also cost more. Which will directly reflect on the tenants maintenance charges.
Most management with try to safe cost by switching off the basement carpark ventilation and causing higher temperature and humidity. If they didn't manage the sump pump well enough might even flood the carpark. A bad quality carpark also having underground water seepage problem for the lowest floor.
The only pro for underground carpark is less dusty and no water splash in when heavy rain.

Above ground .....

Advantages

1. Better ventilation

2. Natural day 'lighting' ....better security and for driving. No dark corners.

3. No flooding

Disadvantage

1. Car plunging ....unlikely but do happen.

Some basement car parks are on slope,....better than fully covered basement type.

rclxub.gif rclxub.gif that's why need to confirm the carpark design first before purchase, if you can accept it then ok lar, you will get use to it.

Ya flooding is a good point... lower risk compared to lower ground car park.

Recently Chana was having the flood of the century, many people drown in the underground carpark. Never happened in Malaysia, but just a sharing if you really care.

I think lower is better.

Imagine u have to spin up so many times.. 1 day surely make mistake..

Plunge

Easier to tow as well.

I have experience renting a condo, with level 5 carpark. Its a freaking nightmare because of the design. You have to go through almost every single parking lots to move up the ramp. And there's 2 bumps on every 0.5 floors. Imagine that! I really hated it. Took quite awhile just to get your car parked.

On the other hand, the condo that im staying right now has their underground visitor parking always flooded. The pumps not working well yada yada.

So if you were to ask me, i would look at the layout first. But lower is always better (as long as not underground). You get to be the earlier person to get the lift too! (in case of rush hours)

I think underground parking is not common for residential.. (exclude those commercial)

For floor, for me get as close as the ground floor. You won't want to go through all the ramps and bumps!

Depends actually. Request the carpark allocation plan from SA. Better.
Normally all new project also allocated carpark before they start selling.

As for now, land size for residential tower getting smaller and smaller, you need to go thru level by level, very less project with speed ramp. Especially prime area even worst.

Previously i have Underground CP at the place i stay, the only advantage is your car is quite cooling, but it's kinda dark if they didn't on the light. Not really dusty as ground floor or higher floor.

Nowadays developers give tandem carparks. They say 2 carparks, actually it is tandem carparks means it is a long carpark that can park 2 cars. So be careful.

Ya, do not get over excited when sales agent said come with two or more carpark lots. Differentiate between tandem lots, random lots and parallel lots, usually priced more expensive in that orders.
