Project 4: Bungalow Design + Construction
Topic: Teamwork makes everything possible A good design without proper construction method means nothing, but with a good workmanship and skills, it can definitely turns 2D design into reality, with excellent value return. Coming up with external envelope and internal construction, of cause we need finishing work such as plastering for the brickworks, skim coat for the brickwalls and painting as final rendering. We work together with all parties, from designer electrician to the carpentry, as all of these are about teamwork. Hope you enjoy our final outcome of design and works. Thanks! |

Topic: Electrical Wiring Setting Out A good lighting is important in providing comfort. Topic: Proposed Ceiling Design After having consideration towards the lighting and switch points, we proceed with the plaster ceiling works. There are ways of designing as it depends a lot on your lighting behaviour and mood of design. Ceiling has multiple functions such as providing a platform for lighting fixtures to install, concealing piping/ tubing / wires above for a neat work, hiding the presence of beam which can affect the aesthetic and etc. Depending on the budgeting parameter, you could design your lighting together with ceiling design such as magnetic track lighting, strip lighting, eyeball, downlight and more. Plasterboards used are strong and light and they are very easy to install. We firstly set out the spacing of metal frame structures by marking the setting out with pencil. Each of the aluminium frame pieces are cut and screw in place, giving a platform for plasterboard to hung on it later. Cut the plasterboard according to sizing as fitted to each corner of the wall. Lastly, apply at least two layers of skim coat to fill up the gap in between different pieces of plasterboard, while at the same time creating a flat and uniform finish surface. Do consider about the proposed ceiling height as too low of ceiling might cause discomfort towards the family as the spaces might looks even smaller than before. Hope you enjoy my sharing today ! |

Topic: Preliminary Stuff & Demolition Work We understand that not everyone is an expert in construction. This is why we share what we know with all of you, to get yourself ready before getting started with your renovation project. Bennington Residence in Wangsa Maju, one of the unit apartment renovation in which we had done before. For your information, you should always ask for site visit with contractor to discuss about your requirement & design. Do let them to perform site measurement for future design and renovation stage. Normally, quotation can be roughly estimated, and you should ensure that the pricing made is in your acceptable range and budget. After few meet up sessions for discussion, construction works start with entire protection work as shown. Remember that renovation work in unit apartment can involve management as well. Thus, do consult yourself with contractor and management to get permission for any demolition work done. Last but not least, demolition of wall enclosure must always be non-structural brickwall. Only non-structural wall are allowed to remove. Thus, initial planning of your future electrical setting out, activities, concept and more should be planned as early as possible to achieve a conducive, ergonomic and friendly living environment. |

If you consider on metal roofing, you might consider yourself the one with PU foam or PU aluminium foil as insultation which can help in reduction of noise and heat. |

Topic: Consideration Of the Usage of Space To create a comfortable space suitable for housing, by-laws said that every habitable room shall always be provided with natural lighting and natural ventilation by means of one or more windows having a total area of not less than 10% of clear floor area of the room. Furthermore, 5% of the total floor area shall have openings which can allow a free uninterrupted passage of air. Besides, the area of the first habitable room in a residential building shall be not less than 11 square metres, the second habitable room be not less than 9.3 square metres and all other rooms be not less than 6.5 square metres in area. The width of every habitable room in a residential building shall not be less than 2 metres. I believe that most completion of building unit you bought fulfill this requirement, however if there is any partition work made, ensure they could still fulfill the minimum requirement by laws. Do remember that for every renovation you made, do consider its functionality, keep asking yourself is it relevant to your living lifestyle in the next couple of years. For today's sharing, you could see how we fulfill our client's need and their main priority towards the space requirement. The more time you spend on the space, the more effort you should consider for the space usage. This same goes to the way we set out the electrical setting point in the wall. Topic: Consideration Of the Usage of Space Above are some of the progress work photos on how we actually construct ceiling. As mentioned before, there are a variety patterns of ceiling to choose from, such as recessed ceiling design in which you can play with the shadows and lighting, suspended ceiling such as in public/office area, conventional flat ceiling which are lower in cost and easy to install, etc. With the presence of plaster ceiling, you can choose a variety of lighting suitable to your house, either strip lighting within the groove line of plaster ceiling to create sense of classy , eyeballs / LED lights flushed to the ceiling, track lighting, pendant lighting, U-box, L-Box and more. With the presence of plaster ceiling, your choice of selections increases as well. Maybe in future, I can share you more about the types of lighting that can be used according to the space requirement for your further information. However have you ever heard about ceiling pelmet before? For your information, ceiling pelmet is actually a framework used to conceal curtain fixtures. These can be used decoratively to hide the curtain rod which can be very fussy in looking. With ceiling pelmet, it helps to make the entire room more clean and neat as it provides a box-up for the allocation of curtains. Some of the finishing work on plaster ceiling using joint compound to seal the joints between sheets pf plasterboard as shown in pictures. Topic: Carpentry Work Is it necessary to have a big carpentry work as your tv cabinet? Don't you feel that it gives you sense of pressure and so called "heavy looking in design"? Yes, it used to be very popular in design, however nowadays, we are keen to design something light and luxury, eg: a light luxury hanging wall tv cabinet. It somehow bring your house design into a new level of modernism. Kitchen cabinet is also important whereby it helps to conceal and box up your range hood from your eyesight, while storing all of your kitchen utensil neatly. Some tips for you while choosing your sink, for me I will definitely go for undermount sink, as it helps you to clean up spillover water easily and prevent dirt from staying in between the grout of your countertop and sink. There is always a set of rule while designing wardrobe, make sure that it fulfill your requirement and always ergonomic in design. Lastly, the storage locate in your foyer is also something important as it gives you platform to place your keys, masks, sanitizer, umbrella, shoes for sure, hanging mirror as well. Topic: Proposed Ceiling Design This is one of the previous project done for the office work. We are also a professional in drywall construction. I believe that by looking at the way we work as shown in the picture, you could clearly imagine how a partition is actually done from A to Z. For your information, a partition wall is a non-load-bearing wall usually found in a large enclosed space. We normally use it for spatial division. It is very cost efficient and easy to install as firstly you would need to construct the framework as shown. The top and bottom track are normally fixed to the levelled surface and are tied together with steel stud in between. Drywall screws are needed in order to perform fixing works. Easy and simple ways to perform. |

Topic: Plasterboard Construction Fixing pieces by pieces of plasterboards onto the steel framing required a lot of embedded fasteners. They ensure a very rapid installation work but secure the plasterboard and quality. However, they have to be covered up to allow perfect, smooth and concealed finishing on the plasterboard. In market, we use quality plaster compound to skim coating the panel surfaces and concealed the fixing entirely. We fill the joints with blade knife, spread smooth with long and parallel strokes. Apply a few coats and allow to dry. Apply a final coat and if requires, use fine sandpaper for sanding. Hope you can like our workmanship on plasterboard construction.
