When we browse for properties, doesn't matter how many and what filters we put in... always the wrong info and projects nearby with misleading names.

What is advertising platform solutions?

One of my favorite topics. It seems to be that the property platforms are not interested in allowing fake listings to be flagged. While property agencies are not discouraging their negotiators from using unethical methods to get contacts.

Developers have their own issues but these fake advertisements are caused by the actions of agents and the lack of action from the platforms.

No wonder property agents are frowned upon.

Mainly due to authority poor action.
In Singapore, any fake listing, ads by agent, will take serious action by relevant authority.

The problem is, it's not one or two, you can scroll through 2 or 3 pages of false advertisement before you get to the real project name.

If you know the area pricing, its easier. i.e. if Tropicana Garden selling Rm5xxK, you know it's BS. But what about less popular projects?

It's a pain in the a$$

Great ideas. Give them your contact for their side income.
Soon can receive spamming messages from Loan shark, Eclbet online gambling , etc.

It's really hard to find a genuine listing.

I think the portals would like to earn money from honest agents only. Those no integrity will not last long in the business anyway.

Other than agents, the portal also get money from developers' advertisement on their new projects.

Not sure why are negotiators targeted for misleading advertisements.

Developers are equally responsible for naming their projects North, South, East and West after popular developments.

why not? as an Agent, they want to build their network, ppl read those ads and contact agent, then agent try to sell it, even failed to sell, the Agent still can keep their contact and build the network

Developers can only name their projects after approval from the local authority. So, it is not that developer can suka-suka name their projects. e.g. Kerinchi = Bangsar South, Segambut Dalam = North Kiara. Nama glamour sikit baru boleh jual...

for this advertising platform, they just wanted to get interest and clicks and viewer ship... they don't really care much about the information is correct or wrong.

Property portals like iProperty & PropertyGuru is one thing. Be careful when browsing your Facebook News Feed. Each time you did a property search or access property portals, shortly after, you will be bombarded with all sorts of property-related sponsored posts on Facebook News Feed.

All these posts are click-bait in nature. Nearly all of them are misleading. They use names like "1 Utama condo", "Next to Ikea", etc. without a hint of the name of the development, sometimes even with fake pictures - once there was this sponsored post of a condo in PJ featuring a picture of a condo with seaside view!!! Come on, seaside view in PJ???

Clicking on them will only lead you to Facebook Messenger or WhatsApp where you are expected to message them for details!

Today trends are KL North, Kl South, KL east, KL west, Kiara [Direction/name] bla bla bla

Reminds me of SouthVille City, commonly called KL South but actually located in between Dengkli & Bangi, closer to Bangi, more appropriately referred to as Bangi South instead of KL South. That's just overly misleading.

Funny enough those I can sort of tolerate. But it's those title totally different project name is really frustrating when you call to the agent and he tells you another project

for PG is enquiries@propertyguru.com.my can describe with info why is the listing not correct

Looking for a house to rent right now for my friend.
Some agents put false ad on that website.
On the ad you can see the agent put the house as fully furnished.
Suddenly when we asked to view, he said it's not fully furnished.
Now I understand that some ads advertised on mudah property is incorrect.

It’s all about selling. Dude if I had big tits and I unbutton my blouse and tell you that getting 1.5k rental on an 800k property is worth it, 50% will believe. Shit if I can get away with that rort I’d go kangkang on one of those flimsy model towers and make a show of it.

This is your buyer base and it’s quite a low bar. I forget that when people are that dumb it’s a capitalists job to take advantage of it so they blame tuhan instead.
