 Can Condo JMB Charge You Late Payment Interest, So i have this problem

So i have this problem,

I rented out my house with a clause where my tenant pays up the rental to me, and the maintenance fee directly to the office since miss payments would cause the card to be blocked.

Little did i know, i only found out upon tenancy ends that it was never paid and I am being charged interests for it. I have already appealed my case to them but seems like they wont budge. Learnt my lesson the hard way.

I have paid up the total outstanding but I am left with a RM500 of interest, which is close to 8% of the total outstanding.

I feel like the amount is abit too much. Are they allowed to do that?

Property management is legally allowed to charge interest at a rate of no more than 10% per annum for any common charges outstanding within 14 days of request for payment under the Strata Management (Maintenance & Management) Act 2015.

Payment of maintenance is the responsibility of the unit owner. That particular clause in your tenancy agreement was between you and your previous tenant, but not with the management.

Take this as a lesson and in future if you want tenant to pay the maintenance, add it into the rental amount, and you pay that part directly to the management.

Well, as far as management is concerned. Late is late, and they can charge you 10%p.a on the outstanding. So your rm500 still due is also happily collecting interest for the community. I guess it's just best to pay what is owed and learn from this.
If management wants to go hard on the matter, they can take it to the tribunal, which takes forever, but it matters not to management as it's going to collect interest for them, which is actually a fairly big contributor of funds. And when the tribunal steps in , and in this situation it's probably going to be in the managents favour. And as a last resort, management with the support from local council, disable your access. That's what they do at my condo for chronic cases. But rm500 is not chronic la.
