Hello all,

Would like to hear from anyone who has studied/researched/rented/purchased Waterside Residence, what would be your take about purchasing this project?

Following are some of my thoughts:
1. The density of 256 units in 3 towers is really low.
2. There are concerns about the potential noise as it is located right next to the Lim Chong Eu Expressway.
3. The condo is built on reclaimed land, will there be any safety and sustainability concern, in the very long run?

Siu dai better take out notebook to record all the tips and lesson here....🙇

Just to share my visit a few years ago, yaya density looks low, some C1, C2 and F1 units come with extra patio (nice). All towers generally have good facing but I think there is another plot of land in front of this. Not sure what's going to be build there.

Didn't feel noisy when I passed by there but I old oledi, hearing might not be sensitive....jor
Didn't spend much time there as I was more of just driving pass.

I would also check out Seri Tanjung by E&O. Their Phase 2 on the reclaimed land looks interesting.

Hello boss,
Good day. The maintenance charges in this neighborhood is expected to be on the high-side, I have no precise answer of the rates, but expected to be above RM0.50psf, the layout size is ranging from 1,000 - 1,200++ sqft, so total monthly would be in the range of RM400-600. With the low density and the neighborhood surroundings, it is quite justified. Please do point out if there are any important things/spots that I have overlooked.

Yes, the layout and size are quite practical, the 3-room layout would be ideal, considering long-term and potential demands. The sea and Penang bridge views are at risk of being blocked by other future development in the Phase 2, especially for lower floor units.

Alternatively, there is another project nearby this, built few years earlier, The Light Linear, which gives the buyers the options of bigger layout ranging from 1,400 - 1,600 sqft (or some even bigger if I am not mistaken). However, facade design wise, Waterside is looking much nicer in comparison, with the seashell shape.

Agree with you that Seri Tanjung by E&O are also interesting and delicious, just that many of the properties there are leasehold, there is one project by KP built inside the neighborhood, high-rise project called The Straits Residence (sort of this name), that is a freehold project.

Straits Residence didn't check it out bcos I think it is mostly 2 bedder. No 3 bedder I think. Instead took a short look at the Tamarind inside Seri Tanjung but fully sold out, so another drive pass and look see. Like it because all are 3 bedder units and walkable to the straits mall...

Yes boss, Straits Residence offers at max 2 bedder.
The Tamarind was developed few years earlier, it is abit further outside from the Straits Quay but nearer to Tesco Tanjung Pinang (just opposite the road), whilst Straits Residence is right next to the Straits Quay mall.

18 Andaman is also a delicious pick in the neighborhood.

straits residence if not mistaken is commercial title.. for me i still prefer mezzo or waterside residence The light there.

Hello, for me, I also prefer the light area simply due to its location. Easy to get to the bridge and the airport. It's been awhile, may I ask if you have made the purchase? biggrin.gif
