Dear All Sifus,

Appreciate if you can share each bank in Malaysia recognize how much percentage of rental income for property loan application.

Some banks still take 100%, make sure bank statement tally, min 3 months, some need 6 months.

If the monthly rental income have been the source of other regular income of borrower for few years, then should be ok.

Having said the above, if borrower have 5 different rental income vs 1, it does make a different in approval and loan amount.

Proof of tax payment for rental income is also important, other than bank statement and TA.

From my experience, cimb take half income because the house have 2 snp name (but loan 1 name). For bank islam, consider full income deposited in owner account bank (because loan 1 name) regardless 2 snp name

Just heard Maybank no longer take rental income into consideration. Last time used to be 70%

Want to ask a few questions regarding tenancy agreement stamping:

1. I need to stamp my TA in order for the bank recognize the rental income, correct ?

2. When stamping the TA, can I just bring owner's copy only? Because tenants copy is with the tenants.

3. Stamping cost is around rm50-100, depending on the rental amount, correct?

4. Is there any other requirement before stamping? Do I need to bring the tenant or his or her IC ?

5. I need to get it stamped within 1 month from TA date correct ?

6. Is LHDN working during MCO period?

1. Yes and No. Better to open a bank account solely for rental purpose. The amount should be same every month. Easier for banks to cross reference.

2. Both copy to be stamped.

3. Formula to calculate stamp duty ..

Monthly rent x 12 - 2,400 รท 250 x Period = XXX to the nearest ringgit + 10 copy.

4. No

5. Yes. If after TA date, penalty is as follows ....

(a) RM25.00 or 5% of the deficient duty, whichever is the greater, if stamped within 3 months after the time for stamping;

(b) RM50.00 or 10% of the deficient duty, whichever is the greater, if stamped after 3 months but not later than 6 months after the time for stamping;

© RM100.00 or 20% of the deficient duty, whichever is the greater, if stamped after 6 months from the time for stamping; may be imposed.

6. Yes, with limited Q numbers and shorter working hours.

i doubt all the tenancy agts will be stamped

for my case, only the first year is done stamp properly, then tenancy is automatic continue via acknowledgement of the the rental payment...

If one wants to apply for a loan, every supporting documents must be legal.

If is not stamped, obviously the bank wont include the rental income.

what if those rentals are reflected in the bank statement ?

also we have the title or snp as proofs ?

The complete proving method must be a package deal.

Having said that, TA and bank deposits can also be forged.

Long term relationship with banks are important.

Why tedious ?....once money go out, is not easy to recover if there is a default.
