1. Asking price is RM700K. However what will happen if valuer value the price lower?

1. Nothing will happen. Bank will only approve a lower loan amount based on valuation figure. Buyer will pay balance with cash.
Subsale property price is transacted based on willing seller buyer basis. Nothing to do with valuation and is only a guide for the bank to decide how much loan to approve. If buyer likes your property, he is willing to pay above market/valuation price.
2. If the property is issued with a geran, then the original geran is with the bank where you took the loan. Request for a photocopy.
3. Whether your property is bumi lot or otherwise, is stated in the geran.
A malay buyer lot is NOT the same as bumi lot. Bumi buyer is transferable to any buyer but not bumi lot. Discount doesnt matter as it is a govt policy.
My current previous owner is a malay and I am non.
