 About to sell of my property, Need some clarification

Hello guys.

Im about to sell off my terrace house in simpang ampat penang. Buyer already paid booking fee to the agent and now proceeding with loan application

1. Asking price is RM700K. However what will happen if valuer value the price lower?
2. Agent ask me to produce the geran. However i dont have the copy. What should i do?
3. Since im a malay, last time i bought it at 5% discount. Does that mean my house is bumi lot and can only be sell of to malay only? The buyer is chinese.

Bumi lot see sell to your own kind la bro. U cannot sell to us.


I check this before when I wanted to buy bumi lot....unless I go into Islam but not worth the trouble

1. Nothing will happen. Bank will only approve a lower loan amount based on valuation figure. Buyer will pay balance with cash.

Subsale property price is transacted based on willing seller buyer basis. Nothing to do with valuation and is only a guide for the bank to decide how much loan to approve. If buyer likes your property, he is willing to pay above market/valuation price.

2. If the property is issued with a geran, then the original geran is with the bank where you took the loan. Request for a photocopy.

3. Whether your property is bumi lot or otherwise, is stated in the geran.

A malay buyer lot is NOT the same as bumi lot. Bumi buyer is transferable to any buyer but not bumi lot. Discount doesnt matter as it is a govt policy.

My current previous owner is a malay and I am non.

Boleh dapat salinan geran melalui pejabat tanah. refer pada nombor geran yang terdapat pada resit cukai tanah. Harga diskaun tu untuk pembelian pertama sahaja. Penjualan selanjutnya takde diskaun dah. Nak tau lot bumi atau tidak, refer pada geran. dah ada salinan geran, baru cerita. Patutnya agen tu dapatkan salinan geran dulu baru boleh cari buyer.

Sekarang semua pejabat tanah macam tempat quarantin covid. Kalau boleh dapat nombor giliran, macam kena loteri.

Runner ramai-ramai beratur sejak awal awal pagi. Nombor giliran sikit, staff kerja tak ramai, 80% wfh.

Hidup tak hidup, mati tak mati .... tak tau nak cakap apa, semua urusan sangkut.

Last time my Chinese buyer bought my house, he had to pay 10k undertable money to the pejabat tanah.

Was not Bumi lot but all previous owners were Bumi.

If buyer is ignorant, people will take advantage. No doubt, lawyer is also involved to 'con' the buyer.
