 First time renovation question

My budget around 100k, house 20 years old,
3 bedroom, 3 toilet, living room, kitchen and dining room
Built up size: 1650 sqft
Land size: 1400 sqft

Things I want to do
1) Wooden flooring for kitchen and second floor
2) Marble flooring for dining and living room
3) Plaster ceiling - master bedroom, living room, dining room, (maybe whole house, not sure how others do)
4) Kitchen - Bar table with sink, no cabinet
5) Master bedroom - modern style renovation
6) Car porch - make the gate bigger by removing brick wall and fence, and changing bigger auto gate

Above are thing I want to do, is it doable with my budget? without furniture and home appliance.

Question
1)If I want to make wooden style flooring for kitchen and 2nd floor, is it better to use Vinyl/laminated wood flooring or other material that need remove old flooring?
2) Do I need to do piping, wiring, or roof repair? but no problem on pipe, wire and roof.
3) Better to find ID to renovate whole house or find contractor for each part?

1. There are many articles in the net between vinyl and laminated flooring and you can decide after reading. As for removing old flooring, is better and since you are doing complete house reno unless you have oredi occupied the house. Dont take contractor word of keeping the old flooring. Keep any extras/leftover for future repair work like wall tiles and marble flooring.

As for marble flooring, you need to regularly mop with proper cleaner to maintain it.

2. For a 20 years house, piping and wiring should be ok. Unless you are adding or shifting many electrical points, then a rewiring can be considered if you have extra budget.

Roofing is no issue unless you find major leaks. Minor leaking can be repaired.

3. ID if you dont have the time to manage but their fees can be a big part of your budget. Also if you dont have much construction/design experience. The main con can also be an 'ID' due to their vast experience.

Piece meal contractors are good if you have time and knowledge. Their pricing is cheaper than ID or Main Con. Co-ordination is crucial for smooth progress. The disadvantage is should something goes wrong, the blaming game will start.

Final advise ..

Be careful how you pay your contractor. There are just too many unscrupulous people around now esp with Covid situation which affected many people.

Have all things agreed in writing to avoid misunderstanding no matter how minor.
