 Savvy (Riana Dutamas) OR M Oscar ( Mah Sing), Which is better for long term investment

With a less than 500k budget and buying a second home for our teenager..we are torn between Savvy and M Oscar. Which should we buy?

M Oscar : Lots of facilities, grand entrance, garbage disposal system, ease of parking BUT public transport is difficult..need to have a car

Savvy : Near Segambut Train Station (4 stops from KL Sentral) near KL Metropolis and highways BUT near Malay cemetery and scrap and chop shops.

Which would demand higher rental income and be a better place to stay?

If mahsing really provides shuttle bus then I think not an issue to the upcoming mrt 2 station.

Savvy wise, its high dense so not so sure about rental income. Ktm station doesn't seem like a catalyst for rental price tbh.

Not that I think m oscar is cheap enough that I think potential rental price will be high enough. Close to 500k for 2 bedrooms?

Why need to buy for your teenager ? He or she is handicap or what ?

Thank you for your honest reply. Much appreciated. Will keep looking. Just want to have a foundation for my kid to take over the installment once he starts working rather than spend it on a car like most teenagers. I'm not currently staying in KL and these were the choices given by SA.

Choices given by SA most probably he is only selling this 2 currently sweat.gif
Both require car TBH.. Like mentioned above, KTM not really useful..
If transportation is your concern, can look at transit oriented development, currently there's quite a few.

But if this is going to be passed to children and make them pay for the installment, should consult your children. Personally, I wouldnt want my parent to pass down a liability to me which I dont "LIKE" once I start working la. I rather go buy something I "LIKE".

Agree with this. It’s a lot of financial commitment to put on a child. I wouldn’t want my parents to do this for me.

I am also getting my kid to choose..no worries no forcing here. Mykid is excited for it but I need to find a good one. Planning on putting in a bigger deposit so the monthly deposit is manageable for a first salary. Would be grateful if any sifu out there can give me some pointers on locations to look out for within this budget. Thanks!!!

Great to hear your kid is on board too.. I personally just bought my first home next to M Oscar laa (the UOA one)..
Reason being I feel very comfortable with this area, cause my parents live nearby as well.

As for the shuttle service, I wouldnt put my bet on it for long term. A lot of project promised this kind of service, but after sometime they closed down the service due to expensive to maintain. For your case, I highly suggest looking for TOD projects, which are directly connected to MRT/LRT stations.

As there are really quite a few out there, hard to recommend as well as my choice is the project literally next to M Oscar, so a bit bias-ed.
Maybe this link below will help ease your searching? Recommend to visit the showrooms and compare at least ~10 projects, so by then you would be immune by all the sales pitch and able to make a sound judgement.

M Oscar near MRT station, walkable. If lazy walk, also got provide shuttle van go to MRT station.
KTM is useless in Klang valley instead, not the pro.

Well, personally I feel M Oscar far better than UOA one.
Went there and found UOA really build a subpar project, cheapcake, sekadar cukup syarat as a condo only.

I would not stay at SAVY. Very insecure area and KTM is a crap, will cry everyday will be late for work.
