Good location. Quite close proximity with Jakel/PV project.

Pricing seems benchmarked comparable with existing condos.

Total units are not indicated though....

Pv the smartest of all of them developers.

Mh platinum 2 almost sold out while other developments only start launching.

Mh platinum 2 - Edgewood - j satine(estimated) - m astra(estimated)

Though satine and mhp2 both under pv's jv with jakel and mh.

Is crazy. Can't imagine what will happen to the traffic at Jalan Genting Klang.
Now during peak hour also very bad jem. Future sure even worse.

I think jalan genting kelang will stay as busy as usual but the right turning road in front of pv128, jalan usahawan will be super congested in the future.

Mrt3 is coming albeit further down the road. Hopefully can take some traffic away from Jalan Pahang.

seems like mahsing on a roll lately.
pricing is tuned more align with market expectations unlike previous.

399k for 850sf is definitely more appealing

I think non bumi price is around 420k or 430k for m astra which makes edgewood extremely appealing at the moment.

For rental, yes.

For ownstay, I think the demand is still strong.

There are no other places in KL that are as cheap as Setapak and at the same time as good as.

Got a lot of demand for ownstay still, since it's near KL CBD and very cheap while having lots of commercial development (groceries/malls, F&B, health facilities) and good access to public transport (bus + LRT).

But rental can jiak sai dy 🤣 especially competing with subdivided units that rent out per room. Too many new developments that's nearer to KL CBD too, have to compete with those.

It's not. I just checked Mah Sing website and it includes M Astra exact location in the 360 panoramic view. It is directly at the Sri Utama School. So this 56 storey project is a different project. No wonder DBKL mayor is asking the public opinion on the project. Two high rise buildings sit directly next to each other in a congested area and if u go further into Jalan Usahawan 5, it only has 2 lanes.

My bad. It isn’t M Astra. Wow quite a number of new properties within the vicinity. Buyers are spoiled with choices. Density however fuhhh. 😂

Agree, i would say depend on what u want. Price is consider affordable in KL area but Setapak is very busy now. Most probably weekend also peak. some of my friend decided to stay far away from kl because they can have a relax life in weekend(no jam & peak).

I searching for second home nearby my wife office, she works at Jalan Tun Razak.
my budget are not more than 1800 including maintenance fees as that my current rental home in KL area.

got my first house at Kota Warisan already. but it seems to far for her to commute.

tried to apply Rumawip but that house only offers 1 car park. for me 2 car park is a must for me and my wife car. dont want berebut with others people also.

does my budget and needs suite with this project?
does developer have a good track on DLP time?

Installment wise, you may do your own calculation based on house price... maybe you estimate to get 850sf one at 450k or lesser.. after few searching in this area.. i would say Astra is consider most affordable at the moment with price per square foot is lesser than rm500. Developer wise i dont have any experience with Mah Sing.

In term of commute depend on which part of Jalan Tun Razak your wife works at. From this area, i would go out everyday by 6:50am to ensure it will take me less than 15 mins to reach KLCC area. It can take you 1hr for same journey during peak hours.

Just to add the parking is tandem for most units of 850sf with exception of some higher floor units

RM1.8k with maintenance, not quite there
current interest rate for mortgage loan would be around 3.5%, maintenance fee RM0.30 PSF
adding all up would be around RM1980+- with insurance

Sales person say Tower A not yet open and price might be higher? True or just marketing strategies?

Hope fully OPR didn’t raise higher than 3.50 🥹🥹

She calculate using 3.5% profit rate. if OPR increase to record high 3.5 points, and if i got profit rate of 3.5% the loan should rise up to 4.5% of the profit rate by then. still manageable i guess. hopefully the loan approved first blink.gif blink.gif

I`m no expert in investment. but, for me, there will be more competition nearby in the future.

But, M Astra also have advantage by offering 2 car part, near to the main road, got shop lot at the building and if happens, near to MRT3 station.
