gg lor.. these ppl stay in apartment one will be used to not paying / pay less maintenance fee. For sure Kaput this project because they need fork up maintenance fee later on. hahahahhh. anything free is not good.

and also this one is freehole or lease hold?

Cleanliness, manners and mentality aside. These people are not used to paying monthly maintenance.

300 units is 25% out of the total units available.

If lets say a JMB requires at least 60% of owners to pay a month to operate, you are only left with 15% 'tolerable' maintenance default from other purchasers. Quite thin if you ask me. Sinking fund sure always used up like this.

There are two towers altogether, rumawip only have around 400units, and another tower isn't rumawip also 400 units, so will be 800units around.

300k still want be so picky meh? One tower 400 units for me is low dense ald compared to RC or MVertica.

And this is different from the news mentioned above.

From what I know, this condo only available to new buyer not the residents who stay in the old flat above.

For ownstay if u are cheras kaki familiar around with leisure mall then u will like this surely, don't expect walk to mrt la, this location is good easy accesible to KL PJ and Kajang so drive your car loh

Not atas enough ma. Salary can only afford 300k but project doesn't look lavish enough so later post on insta or red book when signing spa, not enough face.

Then proceed to buy high density bird cage hotel suite, looks more sophisticated and dreaming of renting out as airbnb.

When vp, and check airbnb, 500 units airbnb at the same time, then everyone throw prices.

Airbnb rental only can cover toilet instalment. sweat.gif

Exactly. I'm also a rumawip owner. I bought it for my own stay. There's one owner in my apartment converted it to Airbnb. And that's very inconsiderate. This affordable housing scheme is supposed to provide a home to average to low income group.

Rumawip can rent out to others. The only conditions is it must be rent out to Malaysians only.

Dev is under ekovest, probably affordable arm of ekovest.

Because its a new developer, first project is laman seri harmoni in sentul.

The thing can be sure is dev is rich, just completed their own wisma in jalan gombak.

Most ongoing or future developments are in affordable range. Nothing fancy, price is reasonable as well.

I'm wondering will it super jam since it is just slightly opposite of the SK Taman Segar. And the distance to MRT station actually is quite far. It is walkable but not near lo.

ithink my favourite part of this location is just that leisure mall, eko cheras (cinema), and alot of chinese foods..

Hi anyone booked unit for this project?

I booked an unit for the "luxury condo" next to the rumahwip, 500k on S&P, 1000 square feet, leasehold
Abit regret due to few reasons:

1. next to rumah wip, not sure if future sub-sale price will be affected
2. rental : if rumah wip can rent out, why would ppl spend more on rental for the exact same location lol


I like the location , but tbh the rumahwip next to it & developer reputation ( not many past projects) are the main reasons why I feel insecure. Hope to get some insights from y'all !

Hi all, newbie here looking for first home. Initially was quite interested with this project due to the location and went to sales gallery yesterday but was abit disappointed cause there is no showroom available now nor future. It wasn’t a big deal but somehow still affects and can’t access their workmanship lo hahaha. I have a few things in my mind and hopefully can get sifu or SA here to give me some advise below.

1. The developer’s background, past projects, reputation, workmanship?

2. The facilities is abit meh la lol but should have one also have la hahaha. One thing right, the facilities that SA shared to me is more than 20, compared to the facilities listed on official website, which is abit fishy to me. Normally will the facilities stated in SPA? I scare later completed liao but not tally.

3. About the SPA, will they normally also includes the type of floor tiles, wall tiles etc? Cause all i can do now is just agak agak about the unit bases on the virtual unit in website. Might be a stupid question but please enlighten me haha

4. One of the facilities is “bilik jenazah.” I appreciate that they were being upfront but the SA isn’t sure about where will it be placed. Any other SA can answer me?

5. This developer is providing partial furnishing which includes 2 airconds (living room & master bedroom), water heaters and kitchen hood and hob (not L shape, only 1 side). In this case i would rather have it bare so that i dont have to double work for renovation in future. I asked de SA if there is any example on how the kitchen furnishing might looks like or perhaps the color or material or brand but he say he duno until its almost done only know lol erm ok….

Its even more turn off that the SA seems to not very sure about things i asked. Mind if i can get sifu’s advise on the above and should i be concerned about it? Sorry for the stupid questions though 😆

I am SA for the project, non bumi units for rumawip are all sold out.

Non bumi units for private block are available but quite limited.

If you are non bumi and you are interested in the project, maybe you can look into the private block. If you insist on rumawip, then you have to look at other rumawip projects.

Approval urusetia ngam2 sebulan. Finally dah settle sign S&P. I was told developer dpt approval from gov utk extend another year, so completion target dalam 2026. Had to sign on the notice too.
