Because from what I know... Build from start would incur much more cost... Land, reserve, road access, utilities etc. Everything u must do yourself.... |

park, im a bit noob about this
i've always wanted to know the true cost of this. but land in KL walao can get below <1m i respek. do you need to have cash for land purchase? is it like purchasing a new house? 10% upfront etc. last time i check around my area residential land PKNS selling for 800k i think about 80x80 kot. for me if i can build 40x60 bungalow enough, then make an area for garden and big ass tree |

The other day the valuation officer told me (in Sarawak), the cost is about RM150-200 per sqft construction. If single storey 800 sqft at RM200, it would be RM160k, if double storey (800x2), it would be RM320k. Not sure if this is the correct calculation or he just simply throw a rough figure. But of course there are many other factors to take into consideration, such as what time of pile? Bako pile? RC pile? Clay bricks or AAC blocks? Zinc roofing vs tile roof? Wooden or steel trusses? Just past few weeks, building raw materials such as steel, hollow steel, copper, wood, have been skyrocketing as well. So, I think RM300 would be more accurate. On a side note, in Singapore, it is quite popular to buy old terrace and rebuild them, this is one example, you can watch more of their videos for your inspiration. Generally when price of land is higher than construction cost, people just acquire the land and rebuild. Hence certain old and popular addresses, you will see different types of terraces in the same row.
