I am looking to purchase a land in KL

Roughly how much to build a 22x85 terrace house?

No fancy house, a decent one.

Because from what I know...
Build from start would incur much more cost...

Land, reserve, road access, utilities etc.
Everything u must do yourself....

park, im a bit noob about this

i've always wanted to know the true cost of this. but land in KL walao can get below <1m i respek.
do you need to have cash for land purchase? is it like purchasing a new house? 10% upfront etc.
last time i check around my area residential land PKNS selling for 800k drool.gif
i think about 80x80 kot. for me if i can build 40x60 bungalow enough, then make an area for garden and big ass tree

depend on how fancy your house wana be. usually will be 100-120/sqft for a normal type

It is a semi-D house - current owner demolished it. Now it is left with land

so basically you're not starting from ground zero but almost since there is no building already.

land is yours already? if not incur purchase.

btw, how big is the land? because you can have different purposes for the house, i.e....

1) self stay - one big house for yourself and family...can be single storey, double or triple storey depends on budget
2) self stay and part rented out...like townhouse

got money? build 3 storey up and 1 basement.

First of all have you purchase a land already? If not I got suggestion, because I really pass by an empty land near setiawangsa there and important is KL. Lol !!

Nothing wrong with Terrace or Semi D lot as long at good location and good price. The smallest or ugly looking house is the best location trumps the biggest/posh house in poor location, as some property guru says.

You mean budget for standard instead of posh? Can still do some interesting things with standard budget.

Construction cost, if you are getting a contractor to do for standard single house RM250/ft2 - RM300/ft2.
High end single house RM300/ft2 - 400/ft2.
Assuming it is terrace house 1600-2000ft2, thus about 400k to 500k. (this is construction cost alone, excluding consultants fee, permit, finance charges etc.)
If you buy material yourself, you can save some money.


It is possible to demolish and rebuilt the house, as long you get professional consultant input, neighbour's consent and permit from the local authority.
Just that:
1) It can be tricky because of adjoining neighbour's structure. Your works may damage your neighbour's (eg. crack or water leak). If yours is already damaged then all good to rebuilt.
2) Lose 1 feet space, because you need to do new structure, not use back the structure shared with neighbour.

Very good insight too.
The other day the valuation officer told me (in Sarawak), the cost is about RM150-200 per sqft construction.
If single storey 800 sqft at RM200, it would be RM160k, if double storey (800x2), it would be RM320k.

Not sure if this is the correct calculation or he just simply throw a rough figure.
But of course there are many other factors to take into consideration, such as what time of pile? Bako pile? RC pile? Clay bricks or AAC blocks? Zinc roofing vs tile roof? Wooden or steel trusses? Just past few weeks, building raw materials such as steel, hollow steel, copper, wood, have been skyrocketing as well.
So, I think RM300 would be more accurate.

On a side note, in Singapore, it is quite popular to buy old terrace and rebuild them, this is one example, you can watch more of their videos for your inspiration. Generally when price of land is higher than construction cost, people just acquire the land and rebuild. Hence certain old and popular addresses, you will see different types of terraces in the same row.

land lot can only built as banglo. not terrace . semi d still consider as 1 unit house banglo because it built on same land.
