ya, for corner most they already starting do reservation since March and committed to give the cheque since beginning, I also helped my client reserved one endlot.
the intermediate one when launching phase 3 double storey, i can see ppl rebut in system, sold out in 3 hours, hahaha

if anyone seen Topaz and interested the intermediate unit for Diamond probably we can get connected, so can inform u if any unit reopen/ loan reject.

Now waiting again for the next and final phase of launching, the 22x70 3 Storeys probably in 1-2 months time

yes, correct, total 5 phases, 4 launched, and considered fully booked for double storeys and half signed SPA (as initially all rushing for HOC, but now good news, HOC extended till Dec 2021), 3 storeys 22x65 left 3 units available only; while waiting the last phase - 3 storeys 22x70. double storeys only left 1 showing in system, but that one will be showhouse with ID in the future.

so if double storeys, it really fully booked, unless wait for loan reject units loh, if 3 storeys, still can look for 22x70.

If corner or endlot with land, then really hardly, as I realized almost all landed development I handled, the first sold-off are corner and endlot, so need spot it at the when/before launching; unless u waiting them loan reject lah. Moreover Diamond laku because it's Freehold; Individual Title; while pricing still considered acceptable & reasonable in current market.

By the way, if not mistaken, Avens @ 16 Sierra still got a few corner unit available with land 11ft or 20ft land, but if you don't mind it's leasehold and strata title, then is a very good area to stay also, as it's a township with standalone clubhouse concept and MRT. https://16sierra.wasap.my

Attached the current availability, (white means can direct booking, while orang/red means booked or sold), so it showing double storeys on the left part almost habis sapu, while 3 storeys on the right still have a bit units.

So whoever looking for double storeys better fast fast (or let me know tongue.gif ), while if looking for 3 storeys can be slower, but also don't too late lah, later your favourite house number habis, hahaha.

If on public site, I can only tell the SPA price and it may adjusted from time to time, when raw material price further increase

SPA price for 22x65 double storeys from RM999k - 1.02m
SPA price for 22x65 three storeys from RM1.19m, got 1 corner reopen as of now SPA RM1.46m
SPA price for 22x70 three storeys from RM1.27m

ya, that unit was sold and turn red once phase 3 released in system. by the way, it only have white, yellow, orange, red, and grey shade, don't have green wor.

By the way, as previous sales too fast and a lot units bought by non-bumi, currently all balance unit will be locked and only eligible to be purchase by bumi-buyer.

If any bumi buyer interested with this project, kindly let me know (with bumi discount too)

While non-bumi buyer, currently it is not opened for sale until further notice/ or until application for conversion is done - estimated needed another 1 year time to know the result.

But nowadays new projects, I can say 99% also using sand brick, hardly seen red bricks anymore.

Any new projects that u seen using red bricks at the moment?

i think nowadays can still find a double storeys new project around 9xxk in Puchong already considered thank god already, bcoz this Diamond sold out for non-bumi quota, then Bromelia also sold out for double storey and cluster home, even Avens Sierra 3 which i selling in past few years (as leasehold, so slower last time, but got MRT township lah) suddenly picked up sales after MCO and going to sell out also.

as now bumi quota till further notice, so if any bumi buyer looking for double storeys, you may PM me ya, as bumi price still quite okay and freehold now mah
