Investment Ara Sentral project, Concern if i should invest this project

Would like to ask if ara sentral project is worth to buy/ half invest, anything to be concern?

buying 1st property..

Few concern as below..

1. Build quality by the contractor.

2. 759sqft 530k (overpriced?/reasonable)

3. Whether there'll be oversupply project in ara damansara

Not sure about the build quality of this developer. TRC / Prasana, I think should be so so gua.

But I do think that there are ALOT of supply within 500m radius, got

Potpurri
Urbana
Verde
H20 residences
Maisson
Cantara
Pacific place
Ara Green
Oasis Ara Damansara
Eve Suite
G residences
Jazz residences
Medalla
Aratre residences
Cantara

etc

So overall it's a Meh, for me.

1. Its a concern. But looking at the scale model, it doesn't look like its well designed. Quality is probably okay at best.

2. Newly launched so most probably overpriced.

3. That project alone is oversupplied already lol.

1) Likely build quality is so-so only. Nothing special. High density and marketed as an investment product means that it's very probable that common facilities will start to wear and tear very quickly.

2) Overpriced because new project laugh.gif can get a bigger unit at lower density for own stay at nearby location less than 1km from Ara Damansara station (Puncak Seri Kelana/Puncak Nusa Kelana/Urbana Residences/Pacific Place) for equal price or cheaper. If investing Pacific Place is better because less than 100m to station and on top of existing mall+most units are studios which are attractive to get tenants, but story from friends who invest there is that management and build quality not great.

3) See #2, massively oversupplied. Many projects within walking distance and even driving distance has bus service. Lembah Subang LRT also within 1km radius which has even more high rise residential projects in the area.

For own staying and good quality... Definitely Potpourri... For investment... There few options to be choosen in subsales..with lower price and also link to MRT station like Eve Suite, Pacific Place...

Super overpriced for its size. I just don't see the surrounding amenities in the hood giving much better value than KD subsales where 600k can get 1200sf unit which is almost double the size and close to MRT for bit more money?

The ride from Ara Dsara to Masjid Jamek takes almost 1hr if u work in KL downtown on the LRT.
Whereas MRT ride only 25min or lets make it 30min for easier comparison.
Unless you work in the same area or KJ or Subang else for the price to commute into KL also quite a drag on LRT.
