Few concern as below..
1. Build quality by the contractor.
2. 759sqft 530k (overpriced?/reasonable)
3. Whether there'll be oversupply project in ara damansara
1) Likely build quality is so-so only. Nothing special. High density and marketed as an investment product means that it's very probable that common facilities will start to wear and tear very quickly.
2) Overpriced because new project

can get a bigger unit at lower density for own stay at nearby location less than 1km from Ara Damansara station (Puncak Seri Kelana/Puncak Nusa Kelana/Urbana Residences/Pacific Place) for equal price or cheaper. If investing Pacific Place is better because less than 100m to station and on top of existing mall+most units are studios which are attractive to get tenants, but story from friends who invest there is that management and build quality not great.
3) See #2, massively oversupplied. Many projects within walking distance and even driving distance has bus service. Lembah Subang LRT also within 1km radius which has even more high rise residential projects in the area.
