Commercial HDA Vs Residential Title, Difference & Limitation

Lots of new Condominium in popular mall area are built on commercial land while developer claim them as commercial with HDA for residential purpose.
What are the differences of Commercial HDA Vs Full Residential title? All utilities were told able to convert as regular residential rates and only certain taxes or assessment at slightly higher percentage. I was told Airbnb or homestay allow to be prohibited by JMB if majority resident vote for it even commercial title legally allow it.
Wondering any Property Master or "sifu" able to provide more clarification on the differences of both titles?
What are the key different rate for below items: - Sinking Fund - Assessment/Cukai Pintu - Quit Rent/Cukai Tanah/Cukai Peta - MOT/Strata Title - Others
Is it all utilities or only electrical allow to be converted?
Appreciate all the sharing info as on dilemma to with few selection of Commercial HDA or Full Residential title project.

If I remember correctly, water very hard. There are a lot of complaints on this matter but if you get it, you get it. If not, you are stuck with it.

As per few round of check with developer, both electrical and water allow to change to residential except those assessment or quit rent (Cukai cukai stuff). Thx
