Would be grateful if anyone can share checklist of things to buy for lighting and other electrical stuffs. Appreciate your input. Thanks.

Most welcome. Basically it should suffice as a rough guide.
I'd recommend putting into a google sheet for easier notation and reference, like when you do online shortlisting of stuff like appliances at least you have a baseline price to compare against if buying at offline stores.

Improvements can be made to the list like further sub divide the appliances, electrical items, and maybe must have / nice to have classification.

Overall project planning will be those wet works like hacking tiling and electrical works, aircon piping*.
*Painting if necessary because its easier to paint an empty unit rather than trying to paint after moved in.
Small core essentials like lighting and fans can go in first.
Water heater can also install if not affected by tiling.
*Aircon actual installation can go after painting done.

Then only fit in the bigger fixed stuff like kitcab, lastly the essentials like bed and sofa and table sets.
The electrical appliance like fridge, TV, washing machine etc can come later if not in a hurry to move in.
