No intention to sell but at this time if don't need to fork out 30k then I prefer hold money.

yes by law you need do the transfer.

Once everything is completed, the Dev will have a duty to apply for all units from master to strata under the law. Its to protect owners as well.

Some of the older projects don't have their strata title up till now. So the faster you complete it the better. Less problems / issues later.
