Based on this pic, this rumawip is closest to bangsar south, at only 1.8km away. It's even closer than Suria Pantai & Hijauan Pantai. I'm expecting a good rental return if the owner buys this property for rental purposes.

Though, it's located a stone throw away from some loji, I don't think it's a deal breaker. Most of the rumawip plot will mostly likely located close to loji, cemetery or high tension cable....

My agent is also saying 2k booking fees. First come first choose unit on July or August.

It seems the location is super near to the pantai Sentral park sales gallery. Bumi lot will be 70%, non bumi is 30%. Feel abit risky since the surrounding area is still green land. Not sure what will happen next.

Anyone has any idea? The developer is the one who do the nest, nest 2 in OKR.

I made some brief comparison.
A) In case the MRT3 station to be integrated with KTM line. Then Residensi pantai hijau is in walking distance (about 600 meter)
But bukit kerinchi need more walking distance (may be 2KM++)

B) In case the MRT3 station to be near the centrio park... then may be bukit kerinchi project is neaerer. But still need walking distance of 2KM++.
But very far from pantai hijau for walk to this station... may be 4KM..

For non bumi buyers who are interested in this project, developer will stop collecting booking for non bumi starting next week. Probably collected enough non bumi bookings for only 30% unit quota for non bumi.

Yesterday I went to the project areas while doing drone shots for hijauan pantai and cubic botanical. This project seems very near to hijauan pantai and very near to indah water. there was plenty of land there. perhaps more project to be build nearby?

I went to the Suria Pantai too and it just hell of disaster. Alot of car parking of the roadside (2 lane) and it makes only one way to go out and enter the Suria Pantai. Pity to the Suria Pantai owner, if they dont expand the road to 4 lane, at the time of cubic botanical completed, then GOOD LUCK staying there.

From the master plan of PSP there should be an exit out road from suria pantai to highway ... but it probably gonna takes years to go .. PSP have been very slow

Phase 1 = Residensi Alamanda (RM300,000 nett)

This is under Residensi Wilayah (previously known as RUMAWIP)
Currently overbooked. Bumi may join the waiting list to wait for loan rejection units.
Might need to wait for a few months to get a unit.

Phase 2 = Private project beside Residensi Alamanda

Indicative selling price from RM5XXk
To be launched.


Residensi Alamanda is mainly bumi lots (70%) because developer wants to be able to be able to sell most of the more expensive private project to non-bumi since Phase 1 and Phase 2 are considered as one development and thus the bumi quota applies to the total units of these two phases.

The location of this rumahwip albeit within same vicinity as Suria Pantai, but this is much better located. Good for own stayers (especially bumis).

No la, where got I say this place fail. It just the 2 lane road that ruins everything. A lot of cars park at the roadside (whether they staying at suria pantai or workers at cubic) makes the lane become one lane only. Yesterday, I even need to reverse my car to give way to another car from infront.

Fortunately, regarding the lift
For RPH Pantai Hijauan.
Developer back to 6 lifts from 5.... if not would be an issue for 629 units......

Regarding the roadside traffic....
Unfortuantely most rumahwip only allocate 1 car park. some car park not for sell.
So Most of the cars need to park along road side... so RPH would be more intense issue as it is nearest to the mainroad.

Should be here. I got some info where the location is here, at the turning of the road. Indicative price RM550psf (RM550K for 1,000sqft) seems attractive but so close to IWK, wonder if it will be "movable" (project can jalan or not).

Assuming selling like hot cake, but wonder if tenant are willing to stay so close to IWK, thought it is closed (not open air type).

Yes. Price always vs density. That's why RC can offer RM350K for 800sqft and approx. RM400K++ for 1050sqft (if not mistaken).

The Circo one hear say was the main con for Salak South RumaWIP (I am not too sure if it is completed since they were far behind the schedule. Too long never pass by there dy). So I think there's no any track records to refer to.

Before they started already jam, can imagine when all the blocks completed and people start staying in.

Another reason was... as you said. This has 5,000 units....
Can't be so easier to rent out....

Anyway, the location is good...

RC is only the duplicate of Parklane OUG. After so many years, I think the rental and also the bank value remain same as last time. Even if the HSR is up, I don't see any possibility that those RC residents can walk to there. What agents/SA told about building a bridge or pedestrian bridge is only a sales pitch. When I went to see Sentul Point, the agent told me that Aeon will build on the empty land right in front and there will be a link bridge to Aeon. Now the so-called Aeon became M Arisa/M Centura.

So unknown for RC......because at least they claimed they are TOD (Transport oriented Development).

I have same filling like you.
I been to the RC showroom and the site, the SA keep saying this is a good investment and sure a link bridge will link to Bandar Malaysia.
But who know whether how it would be in next few years?
If in the worst case the link bridge not link,.... then become Ham Ka Ling lor....

LOL. I have a useful trick to see if a property is BBB or not. Don't listen to the agents, but see if they bought the project they claimed good. When you ask them, many of them will say their DSR burst lah this and that. Even burst also can join name mah if that project is so good. Die die also all in right?

Super high density projects have very high risk like Parklane. So I won't go for these projects. As for location wise, hear say SP acquired very big piece of land there and in future the entire landscape will change.

Those asking high price also may incur problems if you buy it not for own stay.

As you can see the Forest City.
Minumum price is RM 1 mil.... if govn change policy likes MM2H....
Then will put restriction of investors....

So you need to judge your holding power (in worst scenario, how far or how long you can keep serving these properties).
in layman term, if no positive income rental, can you cover the loan installment, maintenance fee and etc....

Yes, very true. Cannot over gearing. Must have at least 6 months to 1 year fund to sustain if worst scenario happens.

My one take about 1 month+ change from “semakan Pemaju” to “Semakan urusetia” and another 1 month+ change to “Layak Ditawar”.

I think u can ask ur agent help to check

For mine.. 'Semakan Pemaju' less than 5 days.. 'Semakan Urusetia' less than 10 days.. Then your status will 'Layak Ditawarkan' (Contact Developer to arrange time to sign SPA & Loan Agreement). After sign and lawyer settle your agreement, your status will 'Ditawarkan'.

Depend on developer. If fast do will be fast. If slow2 so slow...

Call developer make an appointment for signing SPA. Then they will email u about the detail.

For me.. I paid with Bank Draf. Give to the lawyer after signing all the documents (SPA & Bank Loan).

The deposit amount is 10% of the house price (30K)

Pay 10% (30K) deposit to the lawyer.

Then, they will issue / mail you a official receipt (Mail to me after 1 month blink.gif )

The Developer legal firm will refund you the 2k booking fee in a week (They will call you after to ask your bank account)

Heard hot cake fully booked/ sold? Why can't see much onwers/ buyers thread here?
I believe since its took up RM15k for booking and unit selection, let's go many bookers.
I am wonder, is still available?

I went there today all fully booked and waiting queue.... I dunno can get or not? All Sifu ..... if not sleep yet reply me should I get this unit as my 1st house? I work in Vertical tower b. My company just recently shifted here.

You start applying to rumawip project that you interested in but I don't think you will get a unit applying to this rumawip project since its almost sold out.
