I don't really an alternative choice if I am using DDR3 atm right? Getting it with DDR4 means another new mobo somewhere near in the future.

Problem NOW is availability. Resellers are busy selling adl Ddr5 mobo combos but they rarely carry the ram. So my question to them is how do you expect buyers to use the system without Ddr5? I ask one retailer, the answer I got is u can get Ddr5 from other resellers. So most don't have the ram BUT expecting others to carry it....... Yeah,  we don't have this wor, but we think our neigbour next door has it. You may get it from them (after you buy our COMBO)

Business must be extremely good for the bigger sellers in Lowyat, FB message looking to build an Alderlake + DDR5 builds has no responses.
Meanwhile some smaller vendors I've been talking to doesn't have them in stock as you've mentioned. Oh well.

A little off topic, but I notice a lot of experts in this thread. I got Asus Prime Z690-A mobo. The specs says it supports up to DDR5 6000. Does this mean a DDR5 6000 would be the absolute limit? Say in the future something like a DDR5 8000 CL30 becomes a common mainstream (much like DDR4 3200 or 3600), this board will never be able to run at those speeds and I have to get a new Z690 board?

What are your memory sticks temp while gaming on a heavy CPU title (Cyberpunk/God of War)? Got that exact same stick, tuned manually as 6400 doesn't run stable despite being on mobo QVL, no silicon luck here.
Mine can touch up to 55 with just heat spreader. So far no stability issues, but community experience on this is lacking unlike Samsung B-die.

Edit: To general, does Z790 come with the same locking mechanism? Bendgate issue with previous gen.

Asus Z690 Prime-A. Didn't have much choice, very very early adopter before choices trickled in.

I don't think it's the mobo, but rather the CPU (12700KF) itself. So I tuned it for stuff like 6200 CL30-38-38 instead on 1.4V.
Could also be a bios version, as extensive googling showed that some had problems after a particular version (which we can't rollback after 2xxx version).
6400 MT/s seems to be the barrier for non-experienced OCers like myself on 12th gen.

Nonetheless, I don't dwell too much on it. Don't think I'll be updating to Raptor Lake, but good to see how far the 2nd Gen DDR5 controllers goes.
