weird layout (some layout of original mall has been cut to become hotel)

summore basement is another world

no telco signal at all

3 supermarkets killed in basement (jaya grocer > hero market > skm mart)

Location wise, when Mailan bought over Ceras Sentral, there was a hope that this place can be an interchange with mrt2...
Who knows, there was a "last minute realignment" of mrt2 and "dropped" the "rumored original proposal" from pandan to Ceras sentral till the mines.
Tak jadi interchange. Remain as just an MRT stop.

Between the two that build high dense apartments, l would rather choose the "new comer" Sunrice than MS.
At least Sunrice has better reputation.
Let's see if Sunrice reputation will be impacted after this project.

Early this year, UEMS split their products into 5 categories

- 1st level,
- 2nd level, for those Mont Kiara project like Minh, Allevia
- 3rd level, for those non Mont Kiara project, like KAIA Height and AVA
- 4th level, called Rise , so far only 2 projects , this Connaught One and KiaraBay phase 2 - Zig. High density.
- 5th level, called Kasih, rumah wip

From the way you describe it, I guess:
1st - LUXE, not sure which projects?
2nd - CLUB
3rd - NEST
4th - RISE
5th - KASIH

Not sure what LUXE gonna looks like, maybe ultra premium projects? CLUB like you mentioned Mont Kiara projects, NEST sounds like it's for own stay, RISE for investment maybe?

The security is a concern. Developer staff confirm every one can access to all unit floor without access card scan in the lift

Impossible not to have basic key access card. You mean people from near by low cost flat can come use your swimming pool?

Thinking of getting one unit here, from block B preferably.

Investment wise, I have a strong feeling that this going to go well.
Pros:
UEM as the developer
MRT Taman Connaught 'connection', though not as connected as Aster
freehold

Cons: The surrounding roads are rather confusing
Traffic within the 500m radius of the condo
Density of the area

Per sqft wise quite attractive but bear in mind it is bare unit except type A , literally bare even kitchen area also doesn’t provide half wall tiles.. fan point without hook, aircon point provided but no piping ready. Bathroom fitting also provide the most basic thing , bidet , tissue holder also didn’t provide. All these cut cost thingy owner will need to ready extra money during renovations

Heard from SA,dev provide provisions for all a/c points but some without the hose.Meaning all a/c hose/wiring can be concealed.Pros,you get to choose better aircond hose can control and better quality because alot of project a/c hose clogged with cement when VP.Cons is you need fork out $$ lol.
