Leasehold extension for shop lot at KL

I have a 2-storey shop lot at Taman Midah, Cheras with 50 years left on the lease and I would like to extend it. I'm planning to renovate it and build two more storeys. Should I extend my lease before the renovation or after? I'm worried that my premium will double up after the renovation. Appreciate any help

How do you extend your lease? or you mean the shop lot extension?

50 years is a long time, would not really care unless you plan to resell in a few years
Also, I think renewal is based on land value
