this is second time it happen,
few month ago after MCO 1.0 end,
already scratch off old paint and repaint,
now it happen again,
what can i do?
more layer of primer?

also the apartment is ground floor,
is it moisture?
currently using thirsty hippo,
2~3 week whole tank full of water,

the wood furniture also will have mold,
how?
----------------

for dehumidifier,
got any cheap model?
currently pocket not deep enough...

more like water leaking inside wall...

furniture got mold? are you staying in this place? normally if you air the place daily, mold wont grow..unless you are keeping it closed all the time

most probably there is leaking somewhere in your house. May be leaking from top?

the house is apartment, only the wall facing outside got paint peel off...
when touch, can feel cool..

Water leak/waterproofing not good.
Is this a new unit or subsale / preloved?

One thing about buying subsale.. buy the one that is NOT repainted - easier to see defects such as moisture leak.
That being said, myself also repainted my old house "to hide defects" in the wall devil.gif

You will need to solve the water leak (if its a pipe leaking - can be water pipe OR aircon drain pipe) - if no pipe, chances are that it is outside rainwater leak thru the wall. Bricks/blocks absorb water like a sponge. The way to stop water seeping in is through applying a waterproofing layer. This stuff is expensive as compared to normal OPC cement so there's a chance developer cut corners.

As you are on the ground floor, should remove all the loose paint (best is remove all to bare cement),

let it cure completely for a few weeks before repainting.

Surface prep is important: you need to make sure this sikatop [already premixed] has a nice solid surface to stick on to (loose paint won't hold anything!)

first owner, direct from developer,
but 2~3 no stay due to several problem and mco.
last year repaint the affected area, but now happen again,
also too many raining....

If the wall u show here is facing outside where the rain can kena.
I suggest you to waterproof the inside, so no water from outside can come inside. Then you can paint over it. THis can be solve if the water is coming from outside.
If it is a plumbing issue? Then susah cos u need to find the source of the leak.
Buying de-humidifier is only temporary

Must identify source of leak, whether it is pipe leak or rainwater seeping in leak. Based on unit age of 2-3 yrs the developer or MO/JMC should be contactable to get the unit piping layout drawings so you can determine whether there got water pipe or not.

Ground floor means you can access both inside outside walls right? If you're not hanging in the air like 30th floor then should be easier to do.

Either fix pipe, or if no pipe due to rainwater, strip the paint off on inside outside. Apply sika top to whole wall. Repaint is not a problem, can be done later. Because if the pipe or rain keep seeping in your wall will be moldy and turn black/turn green.

If just repaint over (it never stops leaking) - without fixing root cause of the leak - you will have this problem over and over again every year.

Dehumidifier only solve the symptom but not the root cause.
Ventilating the unit is important. Try to install strong grille for the bathrooms and keep that window open for air circulation (install insect screen).

new condo? got warranty period...
subsale? do yourself lo

wall leaking...or waterproofing not good...
suggestion...
scrap all the existing paint...
paint waterproof acrylic paint on the wall..
repaint on the waterproof paint...

Coz the wall (without waterproofing coat) will continue to act like a sponge.

Same as bricks.. if you have spare bricks you can experiment to see how much water it actually absorbs..
or you watch people lay tiles/bricks, they will presoak the bricks in water so that it absorb water and doesnt dry out too fast (before the concrete/mortar fully harden) when they lay the bricks/tiles.

according to TS is new unit but 2-3 (years?) passed so outside of DLP already (I presume).

warranty over,

that why need to know how...

Speak to them to obtain approval to recoat since its affecting the quality of life inside your unit.
If you pay for the repair I think they will allow. otherwise ask them turn the head 90 degrees, rule say if upper unit leaking in to your house upper must fix for lower ma. So now the idea is the outside wall is leaking into your unit, outside should be fixed also.

Water seeping most probably. If from pipeline easier to rectify but sometime the problem is the outside wall. Got crack from above that allow water to get through during rain. It will seep through until the ground floor.

the picture is from master bed room,
last time second room also got, just not that bad,
for now no paint peel,
for now, 2nd and 3rd room got mold, but no paint peel,
also cause by water leaking?

For the wall that is not water leak problem, just mold its because its been tupperwared for long time. Install grille at bathroom window and keep them open will certainly help.

You will still need to remove the moldy paint as that mold doesn't die off when you paint over it, the paint will resist mold (proactively) but it will not kill it (reactively) when its already there.
Recommend to strip off to bare cement plaster then paint over with basic waterbased sealer (nippon 5100/5400) before you paint over with finish coat.

The stripping of paint, if not bigger than a cute ikea table size area, still can do with paint stripper chemical and scrape off.
If whole wall, consider buying the RM130 bosch sander power tool, it will save a lot of frustration. It will create lots of dust but yours is empty unit so no issue.
