Hi...i would like to renovate my double storey house. Size 20x65. Area kajang. My budget RM100k. Renovation as per below:-
1) extend balcony at 2nd floor with tiles and roofing (car porch already extend). Door at the side of masterbedroom.
2) extend 2nd floor room 5x20 at behind with attached bathroom (2 room with 2 toilet. Hacking the attched bathroom. (ground floor already extend)
3) ground floor toilet need to hack and move to behind
4) need to tiles wet and dry kitchen
5) demolish existing kitchen cabinet and built new one
6) plaster ceiling full house
7) wardrobe all room
8) vinyl for 2nd floor include stair case
9) curve auto gate with motor
10) hacking existing tv cabinet and built new tv cabinet

This is a forum to share information and knowledge not a tender forum - although there are plenty of contractors lurking around.

Nobody can give any quotation to you with your fuzzy requirements.

I doubt you can get everything in the list with your budget. Even if anyone would quote you within your budget + requirement, expect it to be of sub par standard. Maybe you can prioritize within your budget. Do the wet works first and save the wardrobe, auto gate, vinyl floor & the likes later when you have extra money.

but looking at your longggg list....
seriously doubt can be within 100k range....

the number 1 & 2 also can cost like 40 to 50k already.....
remember now material cost gone up till 40% from last year price....

But I kid you not, the cabinet was imported from Italy. Equipped with wooden "curtain" to cover or uncover the bar section. Small items shelves that can magically hidden with a touch of a button!

Moving toilet cost alot. To extend 2nd floor, you need to make sure the lower floor pilling support is sufficiently strong, if not it may collapse. Build in cabinet alone may cost about RM40K even if you use all chipboard.

You may need more than RM200K budget.

200k budget will be more realistic for all of this work

Ain't contractor but i recently finish renovated my newly bought subsale double-storey landed house at Cheras-Kajang area.

1&2 - 40k (could be more, also depends on complexity of structure)
3 - 10k (remake about 5k, relocate maybe another 5k)
4 - 10k (installation maybe under 10RM/sqft, exclude tiles)
5 - 15k (depends on size, material, accessories & etc)
6 - 8k (market price probably 5RM/sqft, also depends on design)
7 - 30k (depends on size, material, accessories & etc)
8 - 5k (depends on type of vinyl)
9 - 8k (depends on material, size, design)
10 - 5k (depends on size, material, accessories & etc)

there are many things not yet include such as wiring, plumbing, painting, fixtures and etc. like other members said, 200k budget is more realistic.

I did't take any photo but you can google Siematic. It is one of the top brands from Germany. It is expensive because of all the state of the art German kitchen equipment too (Gaggenau, Miele, etec). If you have big wallet, can schedule an appointment at Binawarehouse. I think they sell this and Alno too. Other top and expensive Germany brands are Poggenpohl and Bulthaup. They may be slightly "afforable" smile.gif
