The options you gave quite difficult to answer. Hehe.

I normally purchase based on the purpose of it.

For own stay, I buy based on family preference. Size and accessibility will be the main reasons. And of cos it will be within my budget.

For investment, only one objective. It just generate a good cash flow for me

Ya.. once i stayed in a landed house which but the driving time took me about 45 hours to my office. I sold the house and move to a condo which is only 5 mins driving to work. hahaha... save more time and sleep longer.

definitely location.

price comes second. for example, search the desired location for properties. then filter by price, sqf, accessibility then followed by facilities.

my priority for own stay from high to low is location, accessibility, psf, facilities.

for investment is accessibility, psf, location, facilities.

from my point of view, in the long run, the more time you lose (from traveling) becomes more wasted opportunity to live life to fullest as you get older. Better to pay a premium early and have more time in life to spend with loved ones, on hobbies, or just resting.
