 Architect drawings submission question

Hi guys for landed house, do we need to submit architect drawings for approval if I wan to make some extensions, example extend balcony, bedroom and kitchen (due to behind got unused empty space)?

Understood. Because my ID keep on pushing me to skip the submission, as he said need to take 3 months at least, and very wasting time. He said when authority come to check, just "nego" with them which i strongly disagree.

Liability problem if extension illegal and what if wall topple over or balcony collapse due to structural failure or house on fire? Insurance co can and will deny your claims.

Hard wall addition/modifications are things that change the layout from the last officially approved plan need local authority approval.

Non substantial changes like foldable room divider or fixing appliances or picture frame or painting or tiling do not need approval from local authority because hard wall layout is the same.

provided your neighbor never complained.
partly also depends on how strict is your area majlis in enforcing the by law

if i don’t want go submit plan, at least talk to your neighbor first and get their consent.

Get local authority advice on which architect to use. They have panel of architect available at low cost.

There are local council that could approve in very short time such as MBSA's Buku Setara for minor extension. Anyway, I never came across any IDs that advice the client against the law. It's at your disadvantage. Maybe, you should reconsider your ID.
