 Seri Pilmoor, Ara Damansara, Is it a good place to live? Is it noisy?

Would anyone know if Seri Pilmoor is a good place to live? Is it noisy from the aeroplanes flying above?

I was interested in the Semi D and did visit a few units at Bayu Selatan. I like the lake next to it and some of the units have very good views (e.g. family and dinners areas are facing lake, park, and etc). Bayu Utara are mainly bungalows.

There are only two problems I noted,

(a) The traffic noise for those unit near to the roads. Noise from the subang airport is negligible compared to the road traffic.
(b) Maintenance fees. For the semi-d, maintenance fees is around 2k per month.
© Strata units mean you can't simply modify the external.

Most of the units there are investors who bought from the developer and I believe they are not making money.

1) The developer price from Sime Darby is not cheap. For the semi-D, the cheapest was RM2.4m. For those semi-d with the back facing park or lake, the developer price was more than 3m. 2) These buyer bought the unit for investment and not own stay. But, it would be difficult to find tenants who are willing to pay high rentals to stay at this area. So, the rental is not fantastic. 3) Then, it is difficult to dispose. Strata titles mean you can't modify the external without the approval from the Management Corporation. For internal, the design is a bit unconventional. You can view the internal by browsing the iproperty website. So, the design and layout are something - either you like it or you hate it. Some people don't like the full height windows/sliding doors. You close it, very hot, you open it, more mosquitos (from the lake). Me and my youngest love the design. My elder kid disliked it and my wife is neutral.

Some of the units are asking for price below the developer price. There was one bungalow up for auction.

My office is nearby Seri Pilmoor. Seri Pilmoor looks very good. However, maintenance cost is pretty pricey.

my friend's house is in seri pilmoor, near the guard house
very beautiful house and architectural design, they have an indoor garden which was very zen
my friend had only recently moved in when i last visited her and she said its a pretty nice place to stay; weren't many complaints so i guess its pretty serene all things considered

the guards are all very alert and serious about doing thier job at all times, even through the multiple visits, i still had to check in; i guess thats expected for 2k a month

Very nice entrance (guard house too) feels very complete with greeneries. Also, theres a park beside the Semi-D Seri Pilmoor side. Not sure if this is accessible to the public though. Got lotus leaves floating too.

2k per month is for semi-d at Bayu Timur, land size around 3800++.

If your friend's house is a big bungalow, the maintenance fees is much higher.

For semi d, you definitely can parang. The asking price has been dropping, from 3m in 2019 to 2.8m now. I think you can start by asking 10% - 20% less. The last transacted was 2.7m. But, I was told the developer price for this particular fire sale was more than 3m.

Think I won’t get it. Went to see again, seems abit noisy from the nearby traffic.
The monthly maintenance is pricey.

I went and see Semi D side, I find it quite badly maintained.. spooky is the right word..

Bungalow side is better if you got the budget. Different management for Semi D and Bungalow side

I just noticed the entrance to the public park in Ara Damansara, still sealed off due to covid. But entrance very dangerous. In and out for cars shares just 1 lane.
