 Venice Hill Condo Cheras, Why so cheap?

1500sq, 3B2R, great view from balcony, big ass kitchen, in Cheras, fully reno but only 220k - 250k? Why?
Sounds too good to be true, did some googling and got some info, hope you guys can validate the info

1. Soil erosion (similar to Highland Towers) - issue brought up in 2012 - no update so far.
2. Too many troublemaking foreigners ( esp. africans and arabs) - but also saw a post that the condo has ban foreigners in 2015 (but some are still there)
3. Haunted (Oh come on).

I would take this unit in a heartbeat but would like to get experts opinions here before I make a visit 😁

Anyone had any experience with these unit in the past/current, kindly share your thoughts on the points given or additional reasons I may have missed.

2 is correct. But, I heard clean up a lot liou, especially the african
3 is because there used to have gruesome murder case

also, my last visits (more than 2-3 years ago lah), the place very rundown, the JMB almost non existent - as complain by the resident there

Point 1, get tower 10, safer.

It is actually quite deep inside Cheras but before the phoenix toll

Go for Venice Hill Tower 10. Is separated from the other blocks.
If you can such price and size at Tower 10. Then is a jackpot.

Tower 10 is a steal. If can get. Other towers don't bother

I read cheap because of strata title issues and due to that difficulty to obtain loan, besides the points mentioned above.

if it's cheap, there's a reason. and since it's old, once cheap, will remain cheap. if u r buying for own stay, it's really up to u. if u r buying just for a jackpot, well, the only jackpot is the seller managed to offload his unit finally to you.
