 60cm fence by the condo windows, Looking for idea and builder

Happy new year, hope Covid free 2021
My condo has full windows wall as attached photo, but I am not comfortable to leave children like that. I searched online and got this metal fence ideas, but I would prefer to make a 60cm bricks+cement fence by the windows instead.
My question is,
a) can I do this bricks+cement fence in my condo? Do i need management office approval ?
b) any recommendation for builder or handy man for this ?

Hi Teoh,

Based on our past experiences in renovating highrise condo, owner of any strata titled unit, be it a high-rise building or gated & guarded must observe the part 7, the third schedule of strata management regulation. No alteration can be carry out to the unit that may change the building facade in any manner including balcony unless with written approval by the JMB.

Fence? It will only make it easier for kids to climb....

Better have a grill over the whole window with lock-able openings (depending on the purpose of opening).

search for "invisible grille"
you cannot brick up your windows as it will change the facade of the building.

Even Inside the house behind windows? Not likely to be seem outside especially I am level 22

Hi Teoh,

I totally agree with you but the law is the law. The next option that you may want to go for is either ziptrack or glass curtain. We have no issue with glass curtain but ziptrack will also requires approval from JMB as some may disagree.

Cost effectiveness it may still be cheaper and safer to get a proper installer to do iron grille. Confirmsure the kid will not be able to jump out or fall out (in case strong wind slam the window with enough force and because of the slamming, cracked the lower fixed glass panel section). ohmy.gif

Invisible grille pretty easy to get JMB approval but the high cost of installation is a put-off.

If doing whole house grille (enough sq ft) or combine with next door neighbour order - threekim grilles are not pricey. It is only pricey for one piece main door grille in my case (coz can't afford full unit grilles)
