As tenant, is there a way to avoid from getting high rent increase from owner? like, maybe state in agreement that owner cannot increase rent more than 30% every year? As owner, is it against the law if we want to increase rent as much as we want? provided there is no mention in agreement about rent limit between owner and tenant.
Is it normal to mention rent increase limit in agreement?

as a tenant, u are free to move once ur contract ends and owner increases rent
as owner, if u market rate does not justify the increase, then nobody rents your unit
