 Auction property, need guidance

im new to auction property, completely new.
there are few questions i would like to ask all the sifus here .

1. with the spike of numbers of auction property, would like to know is it advisable to bid and sell it later again (flip) ? Let say I manage to bid a apartment prop prices Rm 370K, i sell it later at RM430k (little bit below market) . By considering the the charges, stamp duty, lawter fees, repair cost etc etc and the the total is Rm 400k. So, i earn RM 30k.
i very bad at calculations, did i miss out a lot of things? or my naive and noob calculations are completely wrong? such as interest from the bank etc etc?

2. Any property tax charges for buy and sell property?

3. What things i should pay attention before buying auction property? besides location, affordability, background, vacant or not the property etc etc. ?

4. deal with the bank issue. How to know I am capable to bid the prop? how to do pre access loan?

I read about it but about auction property terms such as VP, strata title, sinking funds , maintenance fees for condo + apartment etc etc and some condition I do not understand and hope all the sifus here can enlightens me. ( my questions above) notworthy.gif notworthy.gif notworthy.gif

last few year i won 400k condo but the market priced 700k+
refinance and get 300k to buy another condo rent out
now the rent out condo can use to pay the 400k loan
mean i get 2 condo free

From my reading to share with you which is not conclusive, be extra mindful of the the clauses in the POS read every word in it and best if you engage a lawyer and banker BEFORE you bid if this is your first time.

Pay some fees rather than lose 10% yah. Once you seasoned, then you can proceed on your own.

1) Who is paying for the fees and utility etc
2) Transferability of the title which will influence your loan arrangement with bank. Any restriction in transfer or other chances of delaying the transfer.
2a) Do put consideration on your loan eligibility as well
3) Terms of payment i.e can be extended if item 2 got issue

Anyone care to share reputable lawyer contact, preferably panel with MBB, UOB and public bank for SPA and loan?

No S&P. The sales contract of the auction is the S&P.
But you still required to hire lawyer to perform deed of assignment (DOA). Name transfer process to your name.

Yes as AskarPerang mentioned, the POS in auction market is the equivalent of SPA.
