What can i do? im paying montly maintenance for my shoplot every month but others don't which had caused the property to wear and tear. Less crowd are coming in and now i dont feel like paying to the management. What is the right thing to do and what must the management do actually to get the place run again in proper condition. Many owners not cooperative , can they be taken to court ?

It's really bad.

The only thing management can do is issue lawyer letter to the owner's who defaulted in maintenance fee.

It's very common that the owners don't pay maintenance when they have no tenant or business no good. That's why the malls now rather rent & don't sell. So they can control the tenant & manage the property better.

Today's Sin Chew got a section which discussed about this problem.

Anyway, the conclusion is, the problem existed 40+ yrs & even the experts have no idea how to settle it once & for all.

I just couldn't why is it so difficult to solve the issue. All it takes is the congress to pass some law to enforce that everyone who own the unit to pay the fee, or else fine them or lock up the unit, just like what they would do if you don't serve the house loan installment or pay the water/electric bill.

Why the hell our government not doing that or enforcing that ?

Its the government we are talking about....It'll take them a life time to approve on a RM100 budget for a water dispenser what more a complicated bill like that..
