 need advice on DIY touching up/painting, just got back the house from tenant

hi everyone. i have just taken back my house from the tenant and there are several issues that i have to solve before putting the house back on the market again. as i have little experience in renovation/refurbishing, i would appreciate your help in providing advice on how to proceed with the issues.

wall
1) crack

how can i make good this part of the wall?

2) hairline crack

how can i make good this part of the wall as well? this is not the only hairline crack. i realise it happens mostly at the area near to the window.

3) peeling (not sure what the correct term is)

i suspect the peeling is because of constant exposure of rain on the outer wall. how can i make good this part?

4) stain

how can i remove the stain? i plan to repaint the area with a darker colour since it is a high traffic area. should i use back the developer's choice of paint (ie. SKK Acristar Fine) or is it ok to use another brand? is it necessary to apply sealer before painting?

5) uneven repaint job by tenant

a really obvious spot. also plan to repaint the area but with the same colour. do i have to scrap off the uneven part before repainting?

1) rotten door base

this is the toilet wooden door. what can i do to prevent the base from rotting further? is there some kind of coating i can use?

2) rusty frame

also from the same toilet. is there something that i can do to prevent the frame from getting rusty further?

1. Putty filler.

2. Good quality paint should be able to cover the crack. Otherwise, hack off some cement plaster and it appear like 1. Then use putty filler.

Use sandpaper when dry to give it a smoother surface. Same as 1 above.

3. Remove damage part with scrapper and fill gaps with clear silicone to prevent rain water from seeping in. Then paint.

4. Clean as much possible with washing liquid. Then use darker tone paint color. Any brand will do as long darker than stain.

5. Use sandpaper

1. Replace with pvc door

2. Remove rust using a scrapper. If there are gaps, use silicone. Then paint.

for 4 if its stained wash it out as much as possible, it should be dust or dirt stain. Then sand paper lightly to get rid of the surface stain. Paint over should work.

i am not sure which type of silicone you are referring to. mind sharing a sample? also, can i use the same silicone for the purpose of 3 and 2 (ie. filling the gaps)?

Buy those mutli purpose type.

A darker tone color is as good a 'sealer'
