1. Joint loan with GF is risky, if you want then need to have lawyer involve. Pre-agreed on everything if split up on black and white. If you intend to marry the girl just hold first buying, rent first. Can even try to rent at your location where you want to buy.

2. Location wise, 3 things to consider.
a. Where is the location for your office and other concentration of potential offices (you might change to
different office in the future).
b. Travelling time, if suburb 30min normal time and less than 1 hour on peak time is decent. Consider also if
you have to pay for tolls, alternative route also very important.
c. Your future planning, if you intend to stay and have kids then school will be important. Other than that
commercial area (banks, groceries, f&B), proximity to matured township, community, crime rate, traffic,
future planning around the area, proximity to universities/industry (this will give you more freedom if want to
do rental later on in your life when you need more space).
