 First house buying strategy for young couple

Hi Folks, just wondering what's a strategy for a young person buying their first property.

Mid 20s, income around 5.3k nett. Joint income with gf around 8k nett

Should I get landed outskirt like semenyih and puchong (40km/50mins from KL) or get a condo near KL? This is for own stay as I want to marry and move in with my gf smile.gif

Having a dilemma on which one to go for....

get a condo near kl, jam is not play2

oh and BTW not advisable to join loan with gf, unless u really really gonna marry her ald

hmm seems like dis the strategy nowadays...But I really prefer landed, I have lived in condo all my life...Cant imagine another 20 years living in condo... but what to do..

When is the right time to move to landed outside KL?

You try drive from Semenyih to KL City for work.

Then imagine doing that everyday for 20 years.

Maybe if you're retired and no work then ok la.

Joint with gf is a no.

I know at least 10couple do as such (rs like 5-10years d) n when breakup its really a headache and to some extent horrible.

As above post mention, i suggest try to drive from semenyih to kl on working hours time n imagine if u can survive on it for next 20years.

If die2 want landed, nearby kl also alot wat. See ur preference wan completely high class lvl landed anot only.

Cheras got a lot of 4xxk landed, just throw in 50k can reno very nicely.

Nowadays, rental are affordable. Rent your targeted areas b4 deciding. You can also buy over from your landlord if he is willing to sell.

nearby kl got but expensive lo starting RM600k at cheras.

Better rent. I've had close friends that buy together for the projects then ending up refinancing the house to buy over the half share of the other half.

But if you really want, there are quite a few choices in places like sentul, jalan ipoh, and some other projects.

No no to outskirts. Imagine waking up early everyday just to avoid the jam

I have 3 properties with my wife, but honestly, unless you are very particular with dont want to use pre-used furniture, rented always offer more flexibility.

It really depend on your needs. I find Cyberjaya landed is very good, can send kids to Chinese school without traffic, go to work in kl with klia transit (20 minutes from putrajaya sentral to kl sentral), one thing is preschool here very expensive, weekend drive to IKEA about 35 minutes via mex highway. I find many other new landed area lack of public transport to kl (and if you are staying at the end of LRT or MRT line, taking 1 hour train to kl no fun also). But may be you will appreciate Cyberjaya style when you are getting older haha.

I think it is not how far your property to your workplace, it is how soon you can reach where you normally need to go. For example, my friend need to send his kid to school which is just at the opposite road of his taman, but actually can take him 30-60 minutes.

1) Don't recommend joint with GF until marriage cert signed laugh.gif anything can happen and if lend outside your means both you and GF are fxxxked

2) At your age and current economy, assuming you work in KL, better rent first and wait a couple of years longer to save up a bigger amount for DP, so you can buy bigger without needing big loan

3) This really depends on your personal views. Do you like traveling? Can you deal with traffic, if you drive? Have you considered nearby amenities (schools, malls/shoplots, public transport etc.) and how it'll suit your future lifestyle? This is a very personal decision so think very carefully about your needs and wants and tolerance level to crowds/traffic/traveling time.

First property would not be your forever ever after home, so start small, use only one person name for loan, go for cheaper options, smaller space, manageable lifestyle. save more money and after 5 years, move up, buy larger property.

gf can also buy her own, and make as rental for side income.

1. Joint loan with GF is risky, if you want then need to have lawyer involve. Pre-agreed on everything if split up on black and white. If you intend to marry the girl just hold first buying, rent first. Can even try to rent at your location where you want to buy. laugh.gif get the feel for the place first.

2. Location wise, 3 things to consider.

a. Where is the location for your office and other concentration of potential offices (you might change to
different office in the future).
b. Travelling time, if suburb 30min normal time and less than 1 hour on peak time is decent. Consider also if
you have to pay for tolls, alternative route also very important.
c. Your future planning, if you intend to stay and have kids then school will be important. Other than that
commercial area (banks, groceries, f&B), proximity to matured township, community, crime rate, traffic,
future planning around the area, proximity to universities/industry (this will give you more freedom if want to
do rental later on in your life when you need more space).
