I am currently renovating my house and I have a contractor for the following works:
1. Wiring & Light Installation
2. Painting
3. Wainscoting

Recently I found that they are not very committing to the work and it delayed my planned schedule.
For example, they promised to complete everything by today but they couldn't make it, still a lot of works to do, and not really satisfied with the works done.

I have work and I cant & I am not sure how I can monitor them closely to complete the work with better handwork.

Is it possible if I hire someone / another contractor who is more responsible to help me chase and monitor their work for a few days?

If yes can someone please recommend.
Thanks in advance.

U need a project manager to manage everything. Usually, people don't hire due to cost.

You clearly used a bad contractor to do simple work. No one will help you to manage your mess in a cost effective manner. Only you can fix this by talking to the subcontractor yourself.

Paying minimal or some deposit is reasonable but not 50% or more. If contractors dont have the capital to do business, then they shouldnt be in business.

He make profit and you provide capital ?

For a property of RM500k, a booking fee of only 1k is required NOT 250k.

Is your negotiation skill.

pls dont compare small contractor to developer.

developer build 300 units same design and same materials and can manage and coordinate better.

small contractor customise based on the house they work on. every house is different and every owner has different preference. even same house different person stay in may also have different preference.

Why cant agree on propressive payment for work done ? Doesnt matter big or small ...

If only owners want to be scammed ... there are contractors who accept 10 to 20 % as commitment by owner.

then find another contractor...

all the contractor / renovation project done for my property...

no contractor ask 50%... all like 10% to 15% range like that... example... 30k project. ask 3k first to booking materials & additional workers etc.

then later progress payment... for job/task done.. paid weekly basis... until total finished....

also got small projects.... did some tiling works for wall... around 3k.... didn't ask any $$$ at all... work finish.. then I paid full rclxm9.gif

My contractor even better. Never ask for payment. It’s me always the one asking can i pay some now (according to progress of course).

Contractor can run, but owner cannot run, so normally they are not worry about owner paying progressively.
