 Need advice on this one threat by owner..

Hi, me and my gf just moved to this one condo unit for 4-5 months now. I wanted to put it up front now that, we have never missed our rental fee (RM1500+), always early payment, 0 reminder needed. Small items spoiled/malfunctioned we covered by ourselves, no problem. If they are things on the ceiling like fan and aircon only we'll let him know. CMCO period, covid cases been raising like crazy, he still wants to bring potential buyer to come and check out the unit, insisted and insisted, thus we also agreed with the condition of making sure all these potential buyers are properly sanitized and stuffs. We basically been legit good tenants.

Now, I've finally decided to ask for advice here because of a threat from him in our recent argument.
Here's what happened recently. The smaller room's aircon is no longer cold, so I asked if he can arrange for a service. He said ok. Then a few days later, the ceiling on our bedroom (a different room) started leaking, water's dripping. It is near to that room's aircon, so I suspect should be leaking from it. Thus, I snapped a photo and show to my owner the next day, because I think he needs to know about this problem immediately coz it is his unit. I felt sorry too, because two problems came at almost the same time, but I told him anyway: a reminder on the aircon service (1st issue), and also the ceiling is leaking in the master bedroom, near the other aircon. He replied I ALREADY ARRANGE FOR YOU!!!!!! He said today is Sunday why I want to go kacau him. I was like WHAT THE F! What did I do wrong this time? I just thought that these are the problems happened and it is my duty to make sure he knows ASAP, because it is his unit. We got on a call and I told him point blank I really cannot tahan his hot temper anymore, this is not the first time he got frustrated and be rude to me. He then started to say things like this, "Come we meet and talk now! Don't just hide behind the phone" I said Okay, no problem. But I'm outside buying grocery, you want meet, can, but wait until I get back. He said, "I got your key to your unit also, I can go find you anytime". This seriously has just went passed my limit. I closed the phone and I told my GF about this and she was so scared. What does he mean by this, meaning if he wants, he can just come into our house anytime? What if he goes angry at point of time and comes at night, or when we are out, or worse - when I out and my gf is alone at home? I can't find a good reason to help him justify why he said. If he wants to see me, we can meet at lobby. Why would he give a threat saying he can come into our house?

PS: I came back to my condo, I called him and I say yes, we can meet now. He said, no la, I'm not staying there, bla bla bla, but I thought he so eager to meet and not just talk behind phone??

I really don't know how to react to this. Our tenancy agreement is 1 year, and we are reaching 5 months only now.. I'm thinking to change all the locks and add 1 more extra door lock. Am I allowed to do that?
Is there any other advice on what I can do from here onwards? Thanks!

1. owner just hot headed, maybe in financial difficulties and maybe your txt to him came in the wrong time

2. you have a Tenancy agreement, thus he agrees to rent to you, thus u can change the lock to protect yourself [u just need 1 extra lock, he doesnt have key to]

3. he is the owner, he has the right to enter the house WITH YOUR PERMISSION

Hmm,

1. Aircond not cold and leaking might due to lack of service. When was the last time it’s last serviced? Faulty Aircond is owner responsibility but servicing of Aircond is tenants responsibility.

2. He hot tempered maybe because of some issues that happened to him. If possible then both talk it out after cooling down instead of arguing.

3. Even if he got keys to the unit, he has no rights to barge in. He will need to inform you before he go as it’s stated in the tenancy agreement to allow tenant to have a quiet usage of the unit during the tenancy period.

4. As for changing locks, you will need to get owner permission to do so as there’s normally a clause on alteration. However, you can always add a padlock to the grille (if any) to prevent unauthorised entry or trespassing to your unit.

You did your part to inform him about the defects. Up to him to take action.

As for the 'threat', just ignore him .... empty kettle only unless he wants to spend few nights in jail.
