 renovation - all in one or the expert for cost, cost saving

hello guys.. just a simple question.

To do list :-

1) redo all the piping/plumbing ( to replace all the aging pipe)
2) redo all the wiring (maybe maybe upgrade to 3phase)
3) minor plaster ceiling ( depends on budget whether will go for this or not)
4) house landscape ( levelling the yard / put top soil? )
5 ) do boundary wall
6) flaten a bit the road to the house from main road ( road like too steep)


so just wondering will i save cost if i go for all in one contractor to do all this or should i just break it to several contractor .. like plumbing n wiring go to one or two contractor.. landscape go to another contractor ..



havent start contacting contactors to come survey the house yet as the house havent been handover to me yet. just wondering which is the better road for me here onwards.

Preferably dealing with one contractor to save hassle and finger pointing when some work is not done well.

ya understand from that point of view. but if let say i can ask someone to help supervise the work being done, is it really worth the effort for it in terms of cost saving?

1 and 2. If you have all the time of the world, then monitor and engage separate people, cause this 2 will be the dirtiest part of the process, and will be the one that is taking the longest.
Else I suggest you appoint a someone who would help you overlook the process.

3, minor plaster ceiling, decide before electrical start work.

4.definitely looking for the landscaping guy would do a better job than contractor.

5. if you do 1 and 2, you definitely need to get a contractor to skim the walls and such, so the wet work guy would be doing 5 too.

6. not sure how bad is the situation so can't comment.

My suggestion, get a designer to plot out all the wiring and plumbing that you need, since you changing plumbing, I would suggest to change the WC, shower head , taps along as well ( since gonna hack tiles and stuff ) might as well redo the waterproofing the washrooms along if it's already more than 10 years.

Getting an all in one is definitely gonna cost somewhat more, but at least you don't have to manage the scheduling yourself, and be at site yourself everyday.

Instead of getting a contractor to start with, go with an ID first. with those drawings, you can manage a lot of things better with the drawings. Planning ahead is much better than everyday finding mistakes and issues.

Cause you are staying in the house, how you use the house is different than the electrician or plumber, so the positioning of plug points, and lighting points position may not match your personal preference.

Budgeting is crucial, PSF should play around RM 80-100PSF for wet works, electrical, paint, ceiling works and built in wardrobes.

for a buildup around 2500 does that means about 25k should be good? this includes hacking also is it?

If have above average good knowledge on the above jobs and the spare time, it good to be a self contractor. In future, if things go wrong, you know what happen. Otherwise, pay a main person to do it.

Take video or photos for every step during work-in-progress as you might need it to rectify faults later. E.g. you want to know how rewiring runs b4 plastering

welll if the contractor is knowledgeable... then can give all to 1 person..

but what I know... not everyone can do everything... some might take it all then later sub-contract to others... in the end cost is higher...

so better find expert...

Usually if u want contractor to do he will mark up the price by quite abit or say can do at low price but give u shitty quality stuff hence if u wanna save more then engage your own. Contractor can do major wet works piping wiring tiling air con points Fan plaster ceiling etc.

In most cases the main contractor will also sub con the works out to others. But he will be responsible for the work done.
