hello guys.. just a simple question.
To do list :-
1) redo all the piping/plumbing ( to replace all the aging pipe)
2) redo all the wiring (maybe maybe upgrade to 3phase)
3) minor plaster ceiling ( depends on budget whether will go for this or not)
4) house landscape ( levelling the yard / put top soil? )
5 ) do boundary wall
6) flaten a bit the road to the house from main road ( road like too steep)
so just wondering will i save cost if i go for all in one contractor to do all this or should i just break it to several contractor .. like plumbing n wiring go to one or two contractor.. landscape go to another contractor ..
havent start contacting contactors to come survey the house yet as the house havent been handover to me yet. just wondering which is the better road for me here onwards.
1 and 2.
If you have all the time of the world, then monitor and engage separate people, cause this 2 will be the dirtiest part of the process, and will be the one that is taking the longest.
Else I suggest you appoint a someone who would help you overlook the process.
3, minor plaster ceiling, decide before electrical start work.
4.definitely looking for the landscaping guy would do a better job than contractor.
5. if you do 1 and 2, you definitely need to get a contractor to skim the walls and such, so the wet work guy would be doing 5 too.
6. not sure how bad is the situation so can't comment.
My suggestion, get a designer to plot out all the wiring and plumbing that you need, since you changing plumbing, I would suggest to change the WC, shower head , taps along as well ( since gonna hack tiles and stuff ) might as well redo the waterproofing the washrooms along if it's already more than 10 years.
Getting an all in one is definitely gonna cost somewhat more, but at least you don't have to manage the scheduling yourself, and be at site yourself everyday.
Instead of getting a contractor to start with, go with an ID first. with those drawings, you can manage a lot of things better with the drawings. Planning ahead is much better than everyday finding mistakes and issues.
Cause you are staying in the house, how you use the house is different than the electrician or plumber, so the positioning of plug points, and lighting points position may not match your personal preference.
Budgeting is crucial, PSF should play around RM 80-100PSF for wet works, electrical, paint, ceiling works and built in wardrobes.
