Paying rental to agency instead of landlord?, Paying rental to agency instead?

Hi all,
Recently affected by the pandemic hence need to move to a smaller condo.
Saw a decent unit but went through a property agency; the funny thing was, the agent said the rental must be paid to them instead of the landlord direct.
My previous arrangement, after signing the tenancy agreement and paid the 2 months rental deposit, the subsequent rental was paid to landlord.
Is this agency trustworthy (not to mention any names here) reliable?
The agency's rationale, they act on behalf of both landlord & tenant in case of any dispute..?

Thanks Ensure you sign the TA with the actual owner and not another person claiming to be the 'owner' .... trick of scammers. How ? Check the name in TA with utilitiy bills or management office if is a condo. BTW, I dont think many landlords will use such method to collect rental unless is authorised management agent. thanks bro.
Agreed that it's the only rightful thing to do i.e. pay direct to landlord, but somehow this agency kept asking me to bank in to the agency instead and that they would manage any disputes between me and the landlord.
in any case, would insist to pay to landlord and see how it goes.

Do check with owner about this. Some agencies are helping owner to manage their properties. Our agency doing that. But if that's the case, then the agency should show you an appointment letter from owner and owner also should update you on this.
And always be reminded not to pay to individual account. Only agency clients account.
