 Suggestions for Landed at Setapak/W.Maju/Melawati, Budget 500k-650k

Dear sifus,

Only recently looking around for landed near Setapak/Wangsa Maju/Melawati area. Preference (not a must):

1. Single storey terrace
2. min 1200sf
3. Freehold
4. G&G
5. Safe neighbourhood
6. Budget 500-650k

I kinda like seksyen 5 as it's g&g and also with the trees at the bukit behind felt kinda cozy and serene. Any other good areas to recommend something like seksyen 5? Also came across other areas but wayyy out of my budget for example desa andaman, ibukota kanan, medan idaman, desiran bayu, sentul impian, taman petaling, and taman tasik indah mewah. Next best is around bukit antarabangsa, bukit mulia, bukit utama there but a little far and some concerns living at the bukits there due to highland towers incidents. Taman Melawati and Ukay Bestari looks good as well but slightly further in. Appreciate if anyone can share any good areas around Setapak/Wangsa Maju/Melawati based on my preferences. If doesnt meet all 6 also ok la just if can then chun. Thanks all!

Melawati got lots of double storey but I doubt it’s the price you mentioned

Wangsa melawati I came across around 520-550k but smaller units. Some in taman melawati will be around 650-700k. Any other good areas to recommend bro? Hard to know landed unless travel and explore. Do share your thoughts. Thanks man

I really don’t like Melawati area.... haha despite that I noticed there are landers. Sunway Montana is better for me. Haha. What about old house at desa Setapak? Then you refurbish again

Oh why so? Too far away? Seems like a decent/matured neighbourhood with good amenities nearby. Sunway Montana out of budget bro. Haha. Desa Setapak's a no no. It is very affordable but houses are too narrow and cars are parked everywhere. Felt suffocated there. Sri Rampai seems affordable also and I grew up there but dont quite like it due to the locality and congestion but there are some good spots there also. Just trying to see if got other options

stayed in nearby seksyen 4 area for few years previously and overall its a good freehold neighborhood with plenty of greenery/recreational area being allocated, multiracial population at the area mixing well altogether. Never heard of any crime issues even thou not g&g.

With limited budget i would say this area is better than desa setapak (rats breeding ground), sri rampai, or setiawangsa (not much amenities). Cons is most houses within ur budget will be quite rundown especially for seksyen 5, spare some money for reno

ah Im thinking to explore seksyen 6 soon. Will give seksyen 4 a go. thanks for the input man. Yeah seksyen 5 will need to stretch my budget a bit. Think the ones I saw are at 700k+. Lol agreed on desa setapak. As for setiawangsa Ive yet to explore, seems pretty ok but far in as well. Kinda keep sri rampai and setiawangsa in the backburner for now. Do continue to share more areas if you come across. Thanks bro thumbsup.gif

Can consider refurbishing old houses around Air Panas (there are some Semi-D & bungalows in this area). Distance wise nearer to KL city too.

u may check out ukay bistari. 650k may get double story basic unit 20x70
if single story g&g freehold would be melawati jalan a,b,c 22x80 - rm600k +-
setapak garden 20x80 freehold single but not g&g RM600k+-
rampai and desa setapak would be too small (can only park 1car) 3xxk-4xxk

Yes that's 1 option as well. Keeping a lookout at this area but not many listings. There's 1 super run down single storey 20x80 but owner asking for 600k sweat.gif

Yeap ukay bistari's definitely in my list as well. Just a bit dalam. I came across melawati jalan j and g around that range too. Are all the numbered jalans (a,b,c,j,g, etc) all ok? or some should be avoided? what about jalan permata?

Found similar range for setapak garden and setapak indah as well but prefer quieter neighbourhood. Find those a bit busy especially the danau kota/setapak sentral road.

Agreed on desa setapak. Some rampai houses are ok especially those closer to SMK Sri Rampai.

Check out taman p ramlee or taman furlong (as my parents call it). These houses definitely need a lot of work but the location and the size is really hard to find in KL area. I don’t know how much they go for though. All the best in your hunt!

yes I was thinking to look there too. You really know setapak well. Haha. Problem with that area is the exit towards KL as cutting across the traffic light to make a u turn is super difficult. The only other way is to make a u turn at jalan gombak then will get stuck at the corner getting out to jalan pahang. Some sacrifices needed to be made I guess. Nothing's perfect. Thanks again man

Suggest to check out Jalan ipoh area too. It’s not setapak but I think it’s still a very good location near to KL with manageable traffic with multiple access. I work in KL, went to school in sentul and dad grew up in setapak 😅

Sentul to me is mainly high rise, am not very sure where exactly the landed neighbourhood is located in Sentul. Personally I would prefer Sentul east side where Capers/Fennel is for the easy access but i don't notice much landed properties there. Sentul Pasar side is pretty messy and will be really high dense with all the projects on that stretch. These are the only 2 areas I observe that are distinct in Sentul, do have a drive around there to check out smile.gif

off all ukay bistari is relatively the newest landed among all and u can still get 2sty with that price range though. G&G,FHold with 20' opening

So far only zero in towards ukay bistari. Havent tried ukay perdana there. As for kepong not too familiar also. Kinda had a look at segambut, sri sinar but a little tough since I dont know the area good enough. Any comments on those area bro?

Exactly my thoughts bro. Came across sentul impian and that place is beautiful but sadly all bumi lots I think. Sentul pasar's a mess and in the morning even on weekends, cars will double park due to pasar and jam because of single lane. Jalan Dato Senu a bit too narrow like townhouse. Yeah will drive around someday to familiarize with that area more. Thanks for input bro
