Hi, my tenant told me that sometimes the toilet doesn't really drain out quickly and it sounds like a clog is about to start. This is a siphonic design outlet.

Based on my google research, there is something called toilet snake/ auger which looks solid to clean the outlet. However, those that i see in shopee looks thin and fragile. I suspect this is more for basins.

This is the video from youtube for the solid toilet snake/auger.

Has anyone tried to DIY? Care to share your experience(s)? I think a plumber will charge more than Rm200 for this.

Toilet dont get clog if users dont throw non bio degradeable things to flush. My toilet 12 years, no such issues.

Are you sure you want to DIY ? Ask a plumber and if he finds some solid stuff, bill the tenant. Otherwise you bear the cost.

If is a highrise, it could be the common discharge pipe outside your unit.

My house where i am leaving is also ok after 8 years.

I thought of asking the hardware shop first for their advise because according to my tenant, it is sometimes only now. It is a new tenant, just 2 weeks.

I wont be surprise if the previous tenant threw things inside, it was a problematic tenant.

Common discharge pipe is one for all bathrooms? Other bathrooms no complain so far.

I think siphonic design is more prone to such issues compared to wash down toilets due to the narrower outlet.

Agreed.

To TS;

Better go over and take a look and see so you as an owner what is going on when the plumber comes and inspect. Depends on location, i think Rm200 for fixing it wont be that bad.. lol. Or you can just go to hardware shop and buy those and DIY yourself.. When u rented out no such problem right? Maybe can ask your tenant nicely if they accidentally threw anything inside or not..

I'm just guessing only it is Rm200, i have no idea. tongue.gif

Yes, definitely will go to the hardware shop first, the uncle there gives good advice and what to use. If it doesn't work, then i will resort to a plumber.

It's a new tenant, 2 weeks only. I'm am not surprised if the previous problematic tenant threw things in there.

Wah ! better pray is not something solid, otherwise you have to remove it to have proper cleaning.

Since is occupied now, you dont have time for trial and error. Get it fixed asap b4 your tenant gets upset whenever he wants to bomb !

Yea, i hope so too. 1 try based on the hardware shop's advice and if can't, i'll get a plumber.

Ah. Then do so first bro. Plumber last choice only.

Oh.. Hmm. Bad experience with previous tenant?  sad.gif

Yup, DIY first and if can't, straight get the plumber.

Im not a plumber by trade, but experience has thought me alow when you ada seven house to maintain with more than 20 toilets...

You mean toilet as in the toilet drain, floor trap sana ka? Your house, is how old? Ground floor ka? This is the big ass 4-5" floor drain ka the smaller 1-2" basin drain? Different developer different layout, no standard.

If its the bigger floor drain, newer house would come with some type of trap, i'm unsure what they call this.

Your puny auger or drain cleaner will not work in most situation. Trust me, i know toilets, haha!
*
I'm referring to the toilet itself being clogged (sometimes) when it is flushed. It's a siphonic design so the outlet is narrower.

It's a condo, being tenanted now and probably about 7-8 years.

The hardware shop recommended 2 methods, one is bicarbonate + hot water and another is called drain opener chemical (Mr bright brand). I got the chemical and will try it tomorrow.

For a toilet bowl case, more simple. Auger boleh, the drain cleaner pun boleh. But what I always use is what ppl call  the drain blaster. I bought one from shoppee for ~RM20+ and it works in the 4-6 times such case happened with toilet bowl, basin, sink (for basin & sink kena tengok trap and overflow configuration). IMHO cleaner, more hygienice and more efficient (from what i have encountered).

If you're comparing it with auger, yes definitely cleaner biggrin.gif

QUOTE(jenny Ngel @ Oct 21 2020, 08:38 AM)
I watched a video which they tape the toilet with tape then flash, not sure if it's real. Tell me if that work
*
Not trying this method, going to use the chemical

QUOTE(lyt25_1234 @ Oct 21 2020, 08:41 AM)
Maybe your child throw a toy inside or your wife drop her tampon? biggrin.gif

It's tenanted, so may be the tenant did it biggrin.gif
