I went to survey around the site for this project the other day, while it's nice to have shoplots nearby, basically walking distance, but the walk way to the shops, the conditions of the shops, and the conditions of the roads are far from ideal, what do you think the chances of these things can be improved in future? Does anyone know which majlis perbandaran is this under?
A lot of car workshops, sometimes with parts lying around, worse in the older shops, hope the situation will get better, maybe become something like the Bandar Sungai Long or Cheras Trader's Square area.

Baru noticed the official website updated the upper limit of size and price to 1500 sqft++ and RM 900k++, but no information on the floor plan provided.
UEM Sunrise made this video to show amenities around KAIA Heights but the video felt awkward to me . They only showed the pasar borong from a distance, wonder how it looks like inside.

went to the sales gallery and the location is really good.. i trust it will be very peaceful and quiet in the evening given it’s a dead end further at one side
layout is practical too but i personally prefer one main bedroom at one side and the other main bedroom at another side for privacy purposes.
currently considering this vs. Skyworld’s Edgewood. both come with bare units. if Kaia were to provide any sort of free furnishing, i would gladly this this already
One thing to take note that if surrounding environment is important to you, like you mentioned KAIA will probably be more peaceful, whereas for Edgewood, outside the private park, the area is sort of surrounded by PPR projects, so the feeling of leaving and coming home will be different for own stay.
C3 is the biggest type right? The official website listed the price for the whole project as RM 567,800 - RM 949,800, so C3 as the biggest should be the most expensive, maybe around RM 950k? Not sure that's the max price or starting price but my guess is the max price.
