Any transfer of name in the title normally requires the consent of the bank as one need to produce the original title deed held by them and return the same after completion.In such scenario, you need to have a SnP to transfer her half share. You are required to pay legal fees.
Engage a lawyer as banks dont normally allowed non legal person to handle such transaction.
