The loan is currently under my name. But when I purchase the house, I put both my name and my wife's name on Sales and Purchase agreement. Now I would like to remove my wife's name from the title. What is the procedure to do this? Can I do this myself or need a lawyer? Please advise.

1) ask a lawyer
2) your wife must consent because half of the property is owned by her

Any transfer of name in the title normally requires the consent of the bank as one need to produce the original title deed held by them and return the same after completion.

In such scenario, you need to have a SnP to transfer her half share. You are required to pay legal fees.

Engage a lawyer as banks dont normally allowed non legal person to handle such transaction.

you'll need to refinance the house as well to pay off your previous loan.

once the house is charged to a bank, they wont allow 'remove one name and remain the loan'.
