As I know, all the students rental are being paid by their parents or sponsor. Definitely they dont have income as they are not working. Unless they use the rental for some other things. What I can suggest is if you rent the entire house to one, sign the TA with the parents. In the event of a default, you can liaise with the student or parents. Do remember that if you sign the TA with the student on the Agreement Date, he must be 18 years and above, otherwise is consider void.

As a landlord, one cannot worry beyond what has not happen after due diligence being done. If the tenant wants to default  he WILL default.

I prefer homestay over long term rental ... currently doing ... for 3 years.

He(from ipoh) is a student from INTI subang and currently residing with his GF parents at Bangsar. I'll be renting the entire unit to him (furnished). He & his gf will be moving in. As he will be paying 6 months payment in advance, I was thinking to sign with him directly. Thanks for letting me know on the 18 years and above.. this is new to me. Would it be appropriate for me to call his gf parents to confirm if he is currently residing with them?

No, I dont advise to call the gf parents. The rental has nothing to do with them and he is not the son.

In life, sometime one have to take risk after weighing the situation. Otherwise is difficult to do things.

If you are comfortable with the 6 months advance rental, then go for it. Seldom do tenants pay up 6 months. Deal with any problem only when it is up. Dont think too much as no one can see the future.
