I almost bought from ijm instead. Ended up what also didn't buy as mco kicked in.

Got offer price 418k for 2100+sqft buildup 2 stry terrace. Lucky I didnt buy cos read lowyat review first. Lots of issue and dev slow take action. Also liar salesmam said can reach kl in 30 min when new highway complete next year. Same story they said since 5 yrs ago but still no sign of the so called new highway till now

Matrix Concept won awards for top malaysian developers something i forgot.

In terms of earnings the company is doing good amid overall slow market demand.

Can't really comment on specific project quality though.
Not a buyer here.

Actually there is a reason why state govts and federal territory ministry are always associated with developers, eg LGE, Ku Nan etc. They basically can decide the life and death of a project by either maximizing or minimizing the red tape from the land office or local council when it comes to approvals etc. If there is an element of corruption, first tier to masyuk will be these politikus, then the developers. Last-last will be the consumers that kena. If lar there is an alleged corruption. Just stating hypothetically of course. If I was the SPRM boss I would be interested to park one of my guys in the developers office and also land office undercover

That was one of the areas I looked at, wife said too far from KL or Seremban.

Buying house in Sendayan but calling it Seremban is like buying house in Puncak Alam but saying you are in Shah Alam.

So they destroyed the Gunung Angsi forest to build this.....

Should be the main reason why those buyers all go buy there....to get a nice forest view. Or so they think.

Later few years down the road another developer will come along and chop down the view to do his project with even better view.....

I guess those buyers deserved it in a way.....

Then later all go shouting to "save the forest".....lol.

The only ones laughing all the way to the bank is the developers....

This exact scenario happened and is happening at Bukit Cerakah/Setia Alam/Puncak Alam.

The budget for private projects are always sufficient. It's the supervisors and subcons with their tidak apa attitude. Shitty ass workmanship from the subcons because they want to get things done fast so they can earn more and supervisors makan gaji buta go work goyang telur.

In the end, it's too late and too expensive to rectify anything so they just pass it off and hand it to the buyers and hope nothing happens.

Just kidding. Malaysian contractors and developers cut corners and have no standards when it comes to construction. Where else can you find contractors mixing plastering with gypsum and dilute 1 can of paint into 4 cans before use?

From what I read in sendayan thread when I decide to buy or not they complained about water leak, cracks on wall, slow water pressure etc. Lots of unit affected and developer very slow on claim response. Need to forward to lawyer only and threat to file lawsuit only they want to takr care of the defect

Malaysia is only one of the few countries in the world who has adopted the Sell-Then-Build housing development concept, in order to mostly plotek the businessmen/developers. This kind of house defects and abandoned houses problems have been around since decades ago and remained unsolved until today. Why.?

Does Proton sell its high-end X70 SUV or Naza Italia sell its Ferrari Roma luxury sportscar with the Sell-Then-Build concept.?
.

Eg a housing developer launches its new housing project of 100 link houses @ RM500k each, to be completely built after 2 years = total sales value of RM50 million = total building costs is RM40 million = about RM10 million or 20% profit for the developer. Banks provide about RM30 million loan while developer put in RM10 million.

If 1 year after launch date, sales of the new houses has not achieved >80%, ie developer has collected only about RM25 million in bank progress payments from the total sales of RM40 million but has so far spent only about RM5 million out-of-its-own-pocket (the other RM15 million are bank loans) in building costs of 1 year or 50%, this is when the developer will likely abandon the housing project and run off with RM20 million in profit, rather than completely building all 100 houses and left with RM0 profit and holding 20% unsold new houses, especially during times like today or economic recession = housebuyers left with abandoned houses and bank loans while banks left with bad loans unpaid by the missing developer.

If a housing developer did not allow sufficient time for a filled(eg ex-mining pond) or hill-cut land to settle, eg by rainwater run-off, structural defects will usually happen after the new houses have been completely built = too costly to repair or rebuild = developer runs away and closes shop to start another housing project elsewhere a few years later.

Called then turns out to be sendayan.
How in the world is sendayan in kl city center.
If so I think muar is 20 mins drive from klcc. Ok no this is not an idea no prop agent dont say must is 20 mins from klcc

RMAF training centre has been there for few years. MVV is not cancelled. MVV will firstly benefit Nilai area but even property there does not appreciate. Most of RMAF personnel will stay in their own quaterz. Salary cannot afford to pay very high rental. The highway that most agents advertised is actually double lane road to KLIA.

The MVV highway that was advertised will start from Nilai - Enstek - Sendayan and ends at KLIA

There is lot of earth movement during Bn days but seems almost not moving once Pakatan took over the gov

The Sendayan AirBase - not everyone especially the contractors can get quarters so i guess the buyers are betting on that

MVV is long term plan for more than 30 years. No need to go until Nilai for 500 to 700k unless you work around here. 500k is the price that i came across in nilai about 5 years ago.

Puchong, dengkil and salak tinggi can be the options for 500k to 700k landed property. You can find reputable developers at these towns. There are also housing project like Elmina and bandar bukit raja and many more in selangor. Agents dont advertised for developers that they dont represent.

Most of contractors will build their temporary facilities for their staff and workers. They also will find cheapest place for workers and sumbat as many as they can inside the house.

In Malaysia, gov only blacklist the company not the director. So same as my housing developer. Too many defect and late for 1.5years. Once settle giving key, the close down the company. defect all need to handle by ourself. Some house tangga also senget.

Bought property at Ara Sendayan 2 years ago and moved in one year later. The truth is defects were there and too many issues. Basically out of 10 houses, all 10 houses have this issues - leaking, wiring, toilet pumps not working, etc etc. Calling in the contractor directly at beginning have slow response but after getting in touch with the developer, things move a bit faster but the defects were very bad. At one time, it was basically pouring rain in one of the bedrooms due to pipe leakage for the whole night. had to put a pail under the pour and didn't sleep the whole night. Overall, it was tough and yes, too many defects which is claim by the agent as "normal".
Took almost 3-4 months to rectify the defects by the contractors.

The club house is the "selling" area for the houses there and currently, the children's pool have been "under construction" since last 2 years.. WTF !! Ask them and is still under management review. No response. Wrote to Matrix but no response as usual.

Not sure how the CF is issued and maybe the council/gomen need to re-look back on the CF issuance procedure and look also into these complaints . If there's a Dato involved, all this will be swept under the carpet.

Property at Semenyih on certain projects also have the same issue but all is not published due to fact that might affect sales and the developers name.

Overall the pricing is just too high for this area.
