My take is that this bdr Malaysia will be empty white elephant project unless they attract large tech companies to confirm that they are relocating here BEFORE they start building the office blocks.

Because when Cyberjaya was created under TunM's 1st tenure as PM, he envisioned it to be the Silicon Hub of Malaysia. I recall that it's still not that developed yet after all these years.

As long as ecovest could sustain holding cost, need not develop soon; could wait until overhang is reduced substantially then begin development.

True, but Bandar Malaysia biggest advantage over Cyberjaya is its location of development. KL is still a very attractive address for investors

economic arbitrage with Singapore alone is enough to raise the prices

Erhhh...why they din look for Gamuda, Sunway, ioi, Ecoworld be a master developer for this project?

Simple reasons as these developers know that it is very highly risky leverage to embark such without seeing any returns and to work with Ekovest it is nail in the coffin

MahSing and Setia will be most likely to join the party soon

Ekovest will most probably develop the master plan, roads and infrastructures. Then sell each individual high rise land plots to other developers to market.

Ekovest's name doesn't rhyme with quality or prestige in the housing development sector

World class, top in the world office lots enough to success? It's just the building matter? How about talent pool? Can world class building enough to pull investors to Malaysia? Why cyberjaya and TPM cannot make it and still need NEW world class building?

But in the end, the office spaces and office buildings are left abandoned.

Still searching for tenants I think and with current bad economic situation many office spaces still remain empty.

Parks actually waste of money to maintain … they can build a decent park there like titiwangsa size still have ample spaces for development … there are 2 MRT stations underneath, good location for potential development …
