 Help needed on renovation cost

Hi,
I need guidance to help estimate renovation cost. smile.gif

I have an old 2 story terrace in Penang. Timber on its first floor. I am planning to overhaul the house. Below is the summary of changes. May I know the estimated cost and any good contractor in Penang?

Land size is 20x80. I believe the house itself is around 20x50.
1. Someone to help plan the layout of the house.
2. Change the 1st floor timber to concrete.
3. Change staircase from timber to concrete.
4. Extend front of the house by 20x3 both ground floor and 1st floor.
5. Extend back of the house just on its 1st floor by 20x 9
6. Re-layout and Rebuild 2 bathroom on 1st floor and 1 on ground floor.
7. Re-layout and Rebuild rooms: 3 on 1st floor and 1 on ground floor.
8. Re-layout and Rebuild kitchen.
9. Change all tiles on the house.
10. Change car pouch tiles
11. Install new auto-gate.
12. Change all electrical wire.
13. Change all water pipes.

Nobody is going to be able to help u with lazy question like this. What is re-layout means? No dimension for each of the area where work to be done; What is timber (strips) to CONCRETE means? Change to what tiles? 1x2, 2x2, 4x2? 4x4? What type of autogate? What is changing of all electrical wires?

Do some detail planning planning or have some idea of the works needed to be done for each area rather than 13 simplistic questions that no contractor will be able to quote.

what size u needed the tiles to be? what type u needed.

Apologize, difficult to put the details since I am new to big renovation. Tiles would be 2x2. To make it easier for estimation, would it be possible to overhaul something like that if the budget is 300k? Thank you

Like what the other posts said your description is too general but 300k at high level is doable as your house is only 20x50 currently. That said you are extending both floors and the structural cost will not be cheap.

It would help if you purchase the materials such as tiles, switches, paint etc yourself. The devil is in the details. As an example a 2x2 tile can cost very little to more than RM100 each for imported tiles. Quality is the factor.

Your kitchen cabinet will vary greatly depending on the materials. In fact everything is. Bathroom fittings can be from cheap china noname to Grohe/hansgrohe or beyond. Your 300kb budget will be quickly gone if if don't manage the scope or insist on high quality stuff

I think best solution is appointment of some Renovations designers... Yours seems like major...
And since your budget is 300k... They can do the planning...

Since TS’ renovation involve extension, just hire architect cum ID for better savings. Or just hire architect and do own ID for more savings. Just use pinterest as guide. Cheap ID quality mostly so so only. Sometimes I don’t see them consider the ergonomics that suits the user. All use template only even for custom built.

Yup. Better solution...
Instead headache of thinking how much the cost.
What to do..

Can do some basic research online on the design he wants..
From there can tell the renovation 👍
