The SnP effective date starts from the date of consent or approval from the State or Developer ... 3 +1..

State consent is diificult to follow up but developer is easier ... just follow up with phone call once a week. Is the seller that needs to chase if he wants the sale money quick.

If the consent is rejected, it up to seller to appeal and that will take some time again. Otherwise, the SnP is aborted. All deposit paid is refunded to tbe buyer.

Legal fees is payable whether consent is approved or rejected as work being done. You can nego for some reduction.

Fittings and electrical appliances b4 SnP = after SnP ... as seller is responsible prior to handing over vp. No photos evidence b4 SnP susah if problems arises...hope nothing happens
