 Selling apartment but no strata title, No strata title. how

So im in the process of helping a relative to sell an apartment. We were waiting for SnP of the property(believing that was all needed to sell the property) for a few months now due to maybank's incompetence and we just figured out through a realtor that we cannot sell anything without a strata title. My question is, is the process of getting a strata title tedious and long? The realtor advised us to go get it our own via lawyers instead of relying on the bank to find it for us. I read up online and it takes at least 3 months if ur lucky to ge it. What was ur experiences?

Any strata apartment can be sold without the title.

How does Maybank's incompetence to do with selling the unit ?

If it's a new apt then you will have to wait for the developer to apply for it.
If it's an old apt ... then ... wish you luck ...

WEll they suppose to hold the copy of s&p but they told us the other day they it isn't with them when we are paying loan to them every month lol

The bank is legally to keep it. The staff is lazy to search for it.

When the loan is settled, the bank MUST return the SnP and Deed of Assignment to the borrower ... same as returning the original title deed.

What happens if the unit is up for auction ... the bank need to refer the SnP and Deed of Assignment !

Oh dear ... it's a hassle, tedious and time consuming ... I hope that the apt have JMB formed or something, collectively all owner should band together and sort out the strata titles, else ... you will probably face difficulty when trying to sell your prop ...

I have no idea, how can I find out who the developer was?

Yes from jul2019 to sep2019. But what does it mean tho?

use deed of assignment. last time under master title, there are another two blocks to be constructed, so strata title is not able to issued yet.

Without a Strata Title, a SNP is a MUST to sell a property ... to prove legal ownership of seller.
