At the end of the township, not exactly the best side but if you are looking for the last few remaining FH 30km from KL then this is it.

The good is already connected to Kesas and exit is ahead of all the kk, klang banting folks. From this Aria 5 km to SRJK, Chunghwa or chinese SMK. MCD starbuck, aircond market, pasar malam, all in.

Not sure it’s gated and guarded or not as from the map it didn’t show any guard house.

It is, but with a catch. Like any individual title prop in Selangor since 2018, it will be "fenced and guarded" under formation of RA. However the entire A3 cluster will share 2 gates + 1 unconfirmed. RA participation is key.

If you notice the weird size, ie long and thin. Its because they sliced the original super links into narrower cheaper DSTs.

Thanks for the update bro. Yeap size is kinda weird. 20 x 85. Long but built up 1700 plus only. It’s long. Maybe porch takes up more space. Means all phases share same guard house ryt. Hmm wondering on security man power can cover huge space or not.

And more mature township like Subang isnt too far away as well, bout 15-20min to Subang on a weekend

Was told the whole phase will be fenced up and that there will be 2 guard houses, 1 near the sekolah agama and the other along the main road(Really doubtful of this since does not seem to have space for a guardhouse)

Any idea hows the existing security like for Alam Impian as a whole? Lots of incidents?


The concept of each mini phase having some green space is nice in my opinion...reminds me of some old housing developments

Im staying in alam impian for past 3 year
So far there is no incidents occur in my neighbourhood
All of the phase have their own RA. They are the one managing the security while developer will provide the guard house and fences surrounding the neighbourhood

Now the sp setia, are working to improve the landscape at the roadside and roundabout area. While the the area surrounding the lake will complete by 2022.

The only setback is lack of commercial area within vicinity itself.
But to buy groceries there are plenty of supermarket within 2 km radius

Yes, the best part is the location. Unlike many famous township, this dev is in the middle of old, middle and young areas like Klang, Subang, USJ, KK and arguably Botanic/bukit tingg. At least for the next 10 years you enjoy the quietness while getting access to all those amenities. I once travel frequently between Gamuda walk and this AI for businesses. Was even faster than my partner coming from factory within KK says a lot.

The main road guardhouse setup will be exactly like Pentas. But as Pentas approaches 70% occupancy, stress sign starts to show at peak times. Covid delayed that for a year but will see how by 2021 CNY.

The porch and backyard is exactly the same as the existing super links, as these were previously planned to be superlink. According to I&P the original dev, they dreamed a place with "smallest units are superlinks". The last one according with plan was Orchestra. But even them got cut one toi/bath at the 2nd floor.

If you can afford a little more, you can try your luck and see if anyone let go panduara or even pentas 5 at launch price. dead chicken is planty nowadays. If you have 15% of 700k, can consider way bigger subsale at Karya and the others at the south east side. But you may need to enjoy songs every 3 hours.

Glad to hear that no major issues around the area.

Have considered the lack of commercials but for me, that isn't much of an issue. Plus the commercial centre is being built now so hopefully it will be different in 2-3 years time.

What do you mean by stress signs? Backlog at the guardhouse? What is being done about that?

Orkestra looks nice and big but alas, no developer units left. The issue I have with subsale is the up front amount which is about 15-20% of the property price and then need more cash for reno/fixes :s

Aria isn't too far away from places of worship(present and future) as well but hopefully its not too bad

Nothing can be done. It is not designed to have GH anyways. There is no buffer zone for more than 3 cars line up.

Quite surprise till now people still believe that fake data. Taking the typical 6m comparison, does not seem KK is any better. But really, both are sea level +6m no body would worry flood. Your quoted thread however, G257 is truly flooding.

I just know that Alam impian's location very near Sungai Klang and in between two known flood prone areas. It is a fact.
You and others may like it..and that's ok.
I don't like it and that's why I am not shopping for a home in Alam Impian.
